Why Miami Beach Has Its Own Pest Challenges

Miami Beach is built on a chain of natural and man-made barrier islands, with the Atlantic Ocean on one side and Biscayne Bay on the other. A great deal of the city did not exist as dry land a century ago. In the 1920s, Biscayne Bay was dredged and filled to create Star, Palm and Hibiscus Islands, the Sunset Islands, much of Normandy Isle and most of the Venetian Islands. The town was chartered in 1915, became a city in 1917, and had 82,890 residents in the 2020 census.

The city’s history is written in its buildings, and that matters for pests. The Art Deco District, listed on the National Register of Historic Places in 1979, holds hundreds of hotels, apartment buildings and other structures put up between 1923 and 1943. Decades-old wood in window frames, doors, trim and roof framing is exactly what drywood termites look for. Next to those landmarks stand oceanfront condo towers, mid-rise apartments and large bayfront homes, each with its own weak points.

Then there is the water. Miami Beach sits, on average, about 4.4 feet above sea level, and some streets flood during king tides. When the water rises, it pushes cockroaches and ants up out of storm drains and soil, and it leaves standing water behind for mosquitoes. Add a tropical climate, close to 60 inches of rain in a typical year and a steady stream of visitors moving luggage, food deliveries and furniture through hotels and restaurants, and you have a city where pests have plenty of ways in.

Common Pests in Miami Beach and Why They Show Up

Drywood Termites

Drywood termites live entirely inside dry wood and never need to touch the ground, which is why they can show up on the fifth floor of a condo just as easily as in a 1930s bungalow. Winged swarmers fly in through open windows and attic vents from March to June, so buildings with original woodwork, like many in the Art Deco District, have had decades of chances to be colonized.

Signs to watch for: tiny piles of sand-like pellets under door frames, window sills and furniture.

German Cockroaches

These small, fast-breeding roaches live indoors near warmth, food and moisture: behind refrigerators, under sinks and inside dishwashers and coffee machines. In a city packed with restaurant kitchens, bars and apartment buildings, they move between units and businesses on boxes, deliveries and plumbing lines. Our cockroach guide explains how to tell them from palmetto bugs.

Bed Bugs

Every suitcase that rolls into a Miami Beach hotel or vacation rental is a possible ride for bed bugs. They hide in mattress seams, headboards and upholstered furniture and can spread to neighboring rooms if they are not handled quickly.

Signs to watch for: small rust-colored spots on sheets and bites in a line or cluster.

Roof Rats

Coconut palms, sea grapes and dense hedges give roof rats a highway to the roofline. On busy commercial streets, they also forage around restaurant dumpsters and grease bins at night. Our rodent control combines sealing entry points, trapping and ongoing monitoring. Learn more about roof rats.

Mosquitoes

The Aedes aegypti mosquito breeds in tiny pockets of water: planters, bromeliads, balcony saucers, pool covers and the puddles left after tidal flooding. Miami-Dade County notes that invasive Aedes species bite during the day, which is why they are a nuisance on terraces and pool decks. Our mosquito control targets those breeding and resting spots.

Ghost Ants

Ghost ants are tiny, pale and hard to see until a trail appears on a kitchen counter or bathroom vanity. They nest in wall voids, planters and potted plants, and in condo buildings they travel along pipes and wiring between floors. Spraying them often splits one colony into several. See our ant guide.

Miami Beach residents and managers also call us about American cockroaches coming up from drains after heavy rain, drain flies breeding in kitchen floor drains (our drain cleaning service helps), whiteflies on ficus and other hedges, birds nesting on ledges and signs, and wildlife such as iguanas along seawalls and gardens.

Residential Pest Control in Miami Beach

Where you live in Miami Beach changes what you need. Residents of oceanfront and bayfront towers mostly deal with pests that travel through the building: German cockroaches, ghost ants and the occasional bed bug brought in by a visitor. For those homes, the most effective plan treats the unit and also involves management for trash rooms, chutes and shared walls.

Single-family homes on the Venetian Islands, the Sunset Islands, La Gorce or Biscayne Point face a different set of problems. Mature palms and tropical landscaping bring roof rats to the roof, irrigated gardens attract ants and mosquitoes, and seawalls and docks offer shelter to cockroaches. Older homes and historic apartment buildings in South Beach and North Beach need a close look at their woodwork for drywood termites.

Our residential pest control begins with a free inspection of the interior, the exterior and, when it applies, the attic. We find how pests are getting in, what is drawing them, and whether termites are active, then lay out a plan that fits the property. If the bugs come back between scheduled visits, so will Toro, at no additional cost to you, under our 110% Satisfaction Guarantee.

Buying an older home or apartment? A termite inspection before you close can reveal damage hidden behind trim and inside closets long before it turns into an expensive repair.

Miami Beach Pest Control FAQ

Do you service every part of Miami Beach, including the islands?

Yes. We cover the whole city, from South Beach and the Art Deco District to the Venetian Islands, the Sunset Islands, La Gorce, Isle of Normandy, Biscayne Point and North Beach, in ZIP codes 33109, 33139, 33140 and 33141. Response within 24 hours is guaranteed.

My building is from the Art Deco era. Is it more likely to have drywood termites?

Older wood has simply had more years of exposure. Much of the Art Deco District was built between 1923 and 1943, and drywood termites fly into structures every spring looking for dry wood such as window frames, doors, trim and roof framing. They do not need soil, so a building can be infested from the top down. A professional inspection tells you whether there is activity and how widespread it is.

Can you handle bed bugs in a hotel or short-term rental without disrupting guests?

Yes. We inspect the reported room and the rooms around it, treat what we find, schedule follow-up visits and document each step. Service can be arranged around check-in and check-out times, and quick action on the first report usually keeps the problem to a few rooms.

Do king tides and street flooding make pest problems worse?

They can. Parts of western South Beach sit almost level with normal high tide, and tidal flooding affects some streets during king tides. Rising water pushes cockroaches and ants out of drains and soil, and the puddles left behind give mosquitoes new places to breed. Checking drains, planters and containers after a high-tide event helps.

Do you work with condo associations and property managers?

Yes. Pests in a tower move through shared walls, trash chutes, plumbing and garages, so we work with management on common areas and coordinate unit treatments when one apartment's problem is spreading to its neighbors.

How do I schedule the free inspection, and can I speak with someone in Spanish?

Call 305-594-4767 or use the Free Inspection form on this page. The inspection is free, new customers get $25 off the first service, and our team speaks Spanish.
