Why Cutler Bay Has Its Own Pest Challenges

Cutler Bay is a young town on old ground. Voters incorporated it in November 2005, choosing the name “Cutler Bay” over “Cutler Ridge,” and by the 2020 census it had about 45,400 residents. It lies just west of Biscayne Bay, roughly 18 miles southwest of downtown Miami, with Palmetto Bay to the north and South Miami Heights to the west. The town’s boundaries even take in the northeast section of Biscayne National Park.

Water defines the place. Cutler Bay is a low-lying coastal wetland area that is prone to flooding, and mangroves line its shoreline. During the rainy season its canals and lakes run full and the water table sits close to the surface. The Cutler Wetlands project, part of the Everglades restoration effort, is designed to send fresh water back toward those coastal mangroves. All of that moisture is good for the bay and also good for mosquitoes, subterranean termites and ants.

Housing history matters too. Hurricane Andrew devastated the Cutler Ridge area in August 1992, and neighborhoods such as Lakes by the Bay lost most of their homes. Many were rebuilt with concrete walls instead of wood frame. Those houses are now more than 30 years old, and while the block walls are solid, their roof trusses, doors, trim and cabinets are exactly what drywood termites look for. Older Cutler Ridge homes, newer townhome communities and the large redevelopment of the former Southland Mall all add different pest problems to the same few square miles.

Common Pests in Cutler Bay and Why They Show Up

Mosquitoes

Cutler Bay gets two kinds of mosquito pressure. Black salt marsh mosquitoes hatch in coastal marshes after tides and rain, travel well inland and bite mostly at night. The Aedes aegypti mosquito breeds in bird baths, plant saucers and clogged gutters right beside the house and bites by day. Our mosquito control targets the shady spots where adults rest.

Drywood Termites

Drywood termites nest inside dry wood with no soil contact at all, so a concrete block house is not immune. In homes rebuilt after 1992, attic trusses, fascia boards, door frames and built-in cabinets have now been through three decades of spring swarms.

Signs to watch for: tiny six-sided pellets piling up under wood trim or on windowsills.

Subterranean Termites

The Formosan and Asian subterranean termites thrive in damp soil, and Cutler Bay's high water table gives them plenty. A February 2026 UF/IFAS study confirmed that a 2016 projection is still holding: by around 2040, roughly half of the structures in urban South Florida could be at risk from one or both species.

Signs to watch for: pencil-wide mud tubes on block walls, slab edges and garage floors.

Roof Rats

Mature ficus, palms and fruit trees around Saga Bay and Whispering Pines give roof rats an easy path to the roofline. Once inside, they nest in attic insulation and chew wiring. Our rodent control closes the openings, removes the rats and keeps monitoring. Learn more about roof rats.

Signs to watch for: scurrying in the ceiling after dark and droppings in the garage.

Ghost Ants and White-Footed Ants

These tiny ants nest in mulch, wall voids and potted plants and march indoors after a heavy rain floods their outdoor nests. Spraying them with a store-bought product often splits one colony into several. We use treatments designed to reach the whole colony. See our ant guide.

Cockroaches

American cockroaches (palmetto bugs) live in storm drains, sewers and the landscaping along canals and wander in at night. German cockroaches spread through shared walls in townhomes and apartment buildings, and more apartments are planned around the former mall site. Read our cockroach guide.

Cutler Bay homeowners also call us about spiders in screened patios, wasps under eaves, whiteflies on ficus hedges, chinch bugs in St. Augustine lawns (handled with our lawn spray service) and wildlife such as iguanas and raccoons coming up from the water.

Residential Pest Control in Cutler Bay

A bayside home in Lakes by the Bay, a ranch house in Cutler Ridge and a townhome near US 1 each need a different plan. Homes near the mangroves deal with heavier mosquito seasons and more moisture around the foundation. Houses with big trees need attention at the roofline for rats. Townhomes and apartments share walls, so roaches and ants can come from next door, and treatment works best when the community’s management is involved.

Our residential pest control begins with a free inspection of the whole property. The technician checks the attic, the slab edge, plumbing penetrations, the landscaping and any spots where water collects after rain, then explains what is driving the problem. Regular visits keep pests from rebuilding, and our 110% Satisfaction Guarantee means that if the bugs come back, so will Toro, at no additional cost to you.

Buying a post-Andrew home? Ask for a termite inspection before closing. Drywood damage often stays hidden inside trim and trusses until it is expensive to fix.

Commercial Pest Control for Cutler Bay Businesses

Cutler Bay’s business life runs along US 1 and the former Southland Mall, which opened as a shopping center in 1960 and is being redeveloped into Southplace City Center, a mix of retail and thousands of planned residential units. Around it are grocery stores, restaurants, schools, medical offices and the HOAs that manage the town’s many communities. Construction, new tenants and shared dumpsters all move pests around.

Every commercial visit comes with a written service report. Our technicians train at the TORO Institute at our Miami headquarters, where on-staff entomologists teach sanitation, food safety, structural practices and current pest management techniques.

Cutler Bay Pest Control FAQ

Which parts of Cutler Bay do you cover?

All of it. We service every Cutler Bay neighborhood, from Lakes by the Bay and Saga Bay near the water to Cutler Ridge, Whispering Pines and Bel-Aire on the west side, in ZIP codes 33157, 33189 and 33190. A technician will respond within 24 hours, guaranteed.

My home was rebuilt in concrete after Hurricane Andrew. Do I still need termite protection?

Yes. Many Cutler Bay homes were rebuilt with concrete block walls after 1992, but the roof framing, doors, window trim, cabinets and furniture are still wood. Drywood termites fly into attics and wood trim from March through June, and subterranean termites can travel through cracks in the slab and expansion joints. Concrete slows termites down; it does not stop them.

Why are the mosquitoes so bad near the bay side of Cutler Bay?

The town's coastline is lined with mangroves and coastal wetlands, and it borders Biscayne National Park. Salt marsh mosquitoes hatch in those areas after high tides and heavy rain and can fly a long way inland, mostly biting at night. Around your house, Aedes aegypti breeds in small containers and bites during the day. We treat the yard and show you where water is collecting.

Should subterranean termites be treated by tenting the house?

No. Tenting (fumigation) is the tool for drywood termites. UF/IFAS scientists note that it is useless against subterranean termites because the colony lives in the soil and simply moves back in once the tent comes off. Subterranean termites are handled with soil treatments or bait stations.

Do you work with HOAs, townhome communities and businesses on US 1?

Yes. We serve homeowners associations, condo and townhome communities, property managers, stores, restaurants, schools and offices in Cutler Bay, with scheduled service, written reports and visits planned around your hours.
