Why Sweetwater Has Its Own Pest Challenges

Sweetwater has an unusual history. In the 1920s land boom, a developer laid out a subdivision called Sweetwater Groves on land near the edge of the Everglades, but the 1926 hurricane and the real estate bust ended that plan. In 1938 Clyde Andrews bought most of the tract and began selling lots, and among the first buyers was a troupe of retired Russian circus performers of short stature who built small-scale homes. The town incorporated in 1941, and its first mayor was the troupe’s manager, Joe Sanderlin.

Growth came in the 1970s, when Florida International University opened just south of the city and new expressways were built nearby. Today Sweetwater has about 19,400 residents (2020 census), more than 90% of them Hispanic, and a long-established Nicaraguan community that earned it the nickname “Little Managua.” The city has also grown outward: a 2010 annexation brought in the Dolphin Mall area, and a 2021 annexation added about 2 square miles more to the north, an area of offices, warehouses and stores.

For pest control, three things stand out. First, density: Sweetwater packs many people into a small area, and thousands of FIU students live here in apartments with frequent turnover. Second, water: the city sits on low, flat ground (newer suburbs now stand between it and the Everglades), and its streets have flooded in heavy storms, including after Hurricane Irma in 2017. Third, commerce: a regional mall, offices, schools and restaurants sit right next to residential blocks.

South Florida’s wet season runs from about mid-May to mid-October and brings most of the year’s rain, so standing water and saturated soil are a regular part of life here for half the year.

Common Pests in Sweetwater and Why They Show Up

German Cockroaches

German cockroaches thrive in apartments, where they move between units through plumbing, wall voids and shared trash rooms. In a city with this much multifamily housing and this many restaurants, they are one of the most common calls we get. Our cockroach guide explains how they differ from outdoor palmetto bugs.

Signs to watch for: roaches in kitchen cabinets and around the refrigerator, and dark specks along hinges.

Bed Bugs

Bed bugs hitchhike in luggage, backpacks, mattresses and secondhand furniture. Neighborhoods with many student renters see a lot of moving in and out at the start and end of each semester, which gives bed bugs plenty of chances to spread. Early treatment keeps one infested room from becoming an infested building.

Signs to watch for: small rusty spots on sheets and itchy bites in a line.

Mosquitoes

Flooded streets and soggy yards after big storms create breeding sites everywhere. The Aedes aegypti mosquito lays its eggs in containers as small as a bottle cap and bites during the day. Our mosquito control treats the yard, the shady spots where adults rest and the containers where larvae grow.

Rats and Mice

Dumpsters behind restaurants, stored goods in shops and dense housing all attract rodents. Roof rats climb into attics from trees and power lines, while house mice slip through small gaps in walls and doors. Our rodent control closes entry points and removes the rodents.

Ants

Heavy rain floods ant nests and pushes ghost ants and white-footed ants indoors, while fire ants build mounds in lawns, parks and the edges of parking lots. See our ant guide.

Subterranean Termites

The invasive Formosan and Asian subterranean termites need damp soil, and low-lying ground provides it. A 2026 University of Florida study confirmed that a 2016 forecast remains on track: about half of urban South Florida structures could be at risk by around 2040. Tenting does not reach these colonies, which live underground.

Sweetwater residents also call us about drywood termites in older homes, fleas carried in by pets, spiders, silverfish in damp storage areas, clogged and smelly drains that attract flies (our drain cleaning service helps), and wildlife such as iguanas.

Residential Pest Control in Sweetwater

Most Sweetwater households live in one of two settings: a family home in the older neighborhoods south of the Dolphin Expressway, or an apartment, often near FIU. Single-family homes need protection around the foundation, the attic and a yard that may stay wet for days after a storm. Apartments need treatment that accounts for the units around them, and that usually means working with the property manager.

Our residential pest control starts with a free inspection, inside and out. We look for entry points, moisture problems, signs of termites and anything that draws pests in, such as standing water or food storage. Then we recommend a plan that fits your home and your budget. Regular service keeps pests from re-establishing, and our 110% Satisfaction Guarantee means that if the bugs come back, so will Toro, at no additional cost to you.

Between visits, a few habits help: keep food in sealed containers, take out the trash every day, fix leaks under sinks quickly and do not leave pet food out overnight. In apartments, tell the manager as soon as you see pests so neighboring units can be checked.

After a flood, ask us to check for termite activity and moisture damage. Wet wood and saturated soil are exactly what subterranean termites look for.

Commercial Pest Control for Sweetwater Businesses

Sweetwater’s business side has grown along with its borders. Dolphin Mall brings in shoppers every day, the annexed areas to the north hold corporate offices, warehouses and media companies, Keiser University sits behind Dolphin Mall, and FIU’s main campus is just south of the city line. Restaurants, shopping centers and apartment complexes fill in the rest.

We provide commercial pest control for:

Commercial service includes detailed reports after every visit, which helps with health inspections and corporate audits. Our team trains at the TORO Institute at our Miami headquarters, where on-staff entomologists teach food safety, sanitation and modern pest management.

Sweetwater Pest Control FAQ

Do you provide pest control across all of Sweetwater?

Yes. We serve all of Sweetwater, in ZIP codes 33172 and 33174, from the original neighborhoods near SW 8th Street and the apartments by FIU to the Dolphin Mall area and the newer northern sections annexed in 2010 and 2021. We guarantee a response within 24 hours.

I live in a student apartment near FIU. What can I do about roaches or bed bugs?

Report it to your landlord or building manager early, and avoid bringing used mattresses or furniture inside without checking them. German cockroaches and bed bugs both spread between units, so the most effective treatment usually includes neighboring apartments. We work directly with property managers to make that happen.

Why do I get so many mosquitoes after a storm?

Sweetwater's streets have flooded during heavy rain more than once, and every flooded yard, gutter, tire and planter becomes a breeding site. The Aedes aegypti mosquito needs only a little water in a container to breed. Emptying containers after every storm and treating resting areas around the home make a big difference.

Do you work with restaurants and stores near Dolphin Mall?

Yes. We provide commercial pest control for restaurants, retail stores, offices, warehouses and apartment complexes, with scheduled service and written reports for health inspections and corporate audits.

Are termites a concern in Sweetwater?

Yes. Subterranean termites, including the invasive Formosan and Asian subterranean termites, need moist soil, and Sweetwater's low ground and heavy summer rain provide it. Drywood termites can also infest attics, door frames and furniture. A free inspection tells you which, if any, you are dealing with.

Is the inspection free, and can I get service in Spanish?

Yes. The inspection is free, new customers get $25 off their first service, and our team speaks Spanish. Call 305-594-4767 or use the Free Inspection form on this page.
