Miami Shores Village is known for its tree-lined streets, its 1920s Mediterranean Revival homes and its bayfront edge on Biscayne Bay, along with Barry University and a village-owned country club. Those same shade trees, older homes and lush yards are what draw termites, roof rats and mosquitoes. Toro Pest Management has protected South Florida homes since 1969, and we plan each Miami Shores service around the age and setting of your property.

Why Miami Shores Has Its Own Pest Challenges
Miami Shores was born in the Florida land boom of the 1920s. The Shoreland Company bought land in 1924, much of it piney woods, prairie, homesteads and a pineapple plantation, and marketed the new community as “America’s Mediterranean.” Homes were required to be built in the Mediterranean Revival style, and the company hired prominent architects to design them. After Shoreland went bankrupt in 1927, Bessemer Properties took over its holdings, and Miami Shores Village was incorporated on January 2, 1932. Many of the village’s homes have since been designated historic.
That history is visible on almost every block, and it shapes the pests. Homes from the 1920s and the following decades have older wood in their roof framing, windows, doors and trim, with tile roofs, eaves and small gaps where rodents and insects can slip in. Later decades added a wider variety of house styles, so a Miami Shores street can mix original Mediterranean Revival homes with houses from later decades, each with different weak spots.
The setting matters just as much. The village covers about 3.8 square miles, roughly a third of it water, with Biscayne Bay on its eastern edge. Its tree-lined streets, wide roads and established landscaping are a big part of its appeal, but mature canopy also gives roof rats a direct route to rooftops and creates the shade and humidity that mosquitoes and termites like. About 11,567 people lived here in 2020, along with the students and staff of Barry University, whose 122-acre main campus is in the village.
Common Pests in Miami Shores and Why They Show Up
Drywood Termites
Drywood termites are the classic problem of older South Florida homes. Swarmers fly in between March and June and settle into dry wood: rafters, roof sheathing, window and door frames, and built-in cabinetry. A home that has stood since the 1920s or 1930s has seen many swarm seasons, and more than one colony is common.
Signs to watch for: small piles of six-sided pellets and discarded wings on windowsills.
Roof Rats
Branches that touch the roof, palms, vines and fruit trees give roof rats an easy climb into attics, where they nest in insulation and chew wiring. Tree-lined streets like those in Miami Shores make it easy for them to move from yard to yard. Our rodent control seals openings, traps and monitors.
Signs to watch for: scurrying sounds at night and droppings along attic beams.
Subterranean Termites
The invasive Formosan and Asian subterranean termites live in the soil, and Formosan colonies can even hollow out living trees. A 2026 University of Florida study confirmed that a 2016 forecast, roughly half of all structures in urban South Florida at risk from one or both species by about 2040, is on track. Irrigated yards and bayfront soil give them moisture.
Mosquitoes
Shady yards, bromeliads, birdbaths and plant saucers all hold water for the Aedes aegypti and Asian tiger mosquito, both daytime biters. Under a thick canopy, adults rest in cool, damp spots close to patios and pools. Our mosquito control targets those breeding and resting areas.
Whiteflies
Ficus hedges and other ornamental plants in established gardens can be hit hard by whiteflies, which feed on the leaves and leave sticky honeydew and black sooty mold behind. Heavy infestations can strip a hedge of its leaves.
Wasps
Deep eaves, covered porches, shutters and dense shrubs give paper wasps protected places to build nests. They often go unnoticed until someone brushes against a hedge or opens a shutter. See our wasp guide for when to call for help.
Miami Shores residents also call us about ghost ants and white-footed ants in kitchens, American cockroaches after heavy rain, spiders in garages and porches, damage to St. Augustine lawns (our lawn spray service treats lawn pests), and wildlife such as raccoons, opossums and iguanas.
Residential Pest Control in Miami Shores
Older homes reward a careful inspector. In a Miami Shores house, we check the attic and roofline for termite pellets, rodent droppings and openings around vents and eaves, look at original woodwork inside, and walk the yard to see where trees, hedges and irrigation are creating problems. Newer and renovated homes get the same attention, especially where additions meet the original structure.
Our residential pest control starts with that free inspection. Then we explain what we found and recommend a plan that fits the home, from targeted termite work to year-round general pest service. With our 110% Satisfaction Guarantee, if the bugs come back, so will Toro, at no additional cost to you.
Buying a historic home? A termite inspection before closing can uncover hidden damage in framing and trim that a regular walkthrough misses. Planning a remodel? It is also the right moment to treat exposed wood and seal entry points.
Commercial Pest Control for Miami Shores Businesses
Miami Shores is mostly residential, but it has two small commercial areas, along NE 2nd Avenue and Biscayne Boulevard, and important institutions such as Barry University, Miami Country Day School and other schools. Barry University, founded in 1940 as Barry College, enrolls thousands of students on its campus in the village, and the village-owned Miami Shores Country Club offers golf and tennis. Restaurants, cafes, shops, offices, campuses and recreation facilities all need pest control that is consistent, discreet and well documented.
We provide commercial pest control for:
- Schools and educational facilities, with service planned around class schedules and campus events.
- Restaurants, cafes and food service, where cockroaches, flies and rodents affect health inspections.
- Retail stores and shops on the village’s commercial streets.
- Property management companies and apartment owners.
- Government and public facilities.
- Health care offices and clinics.
Every commercial visit comes with a written service report. Our technicians are trained at the TORO Institute at our Miami headquarters, where on-staff entomologists teach food safety, sanitation, structural practices and pest management techniques.

My house dates back to the 1920s or 1930s. What should I worry about most?
Drywood termites are the main concern in older homes, because decades of spring swarms have given them chances to move into roof framing, rafter tails, windows, doors and built-in woodwork. Roof rats are the second, since mature trees often touch the roof and older homes have more small gaps. A thorough inspection, including the attic, tells you where you stand.
Does a historic home need special care during treatment?
It needs a careful plan. We look closely at original wood, plaster, tile roofs and decorative details, and we choose treatment methods that fit the construction. For drywood termites, that can mean spot treatment of individual colonies or whole-structure fumigation when activity is widespread.
Why do I get so many mosquitoes under my trees?
Shade trees create the cool, humid resting spots adult mosquitoes prefer, and bromeliads, tree holes, birdbaths and plant saucers collect the small amounts of water the Aedes aegypti mosquito needs to breed. Emptying containers weekly and treating shaded resting areas brings the numbers down.
Do you work with schools and businesses in Miami Shores?
Yes. We provide commercial service for schools and educational facilities, restaurants and shops downtown and along Biscayne Boulevard, offices, property managers and public facilities, with documented service scheduled around your hours.
