Why Palmetto Bay Has Its Own Pest Challenges
Palmetto Bay sits just west of Biscayne Bay, about 15 miles southwest of downtown Miami, with US 1 forming its western border. It is one of Miami-Dade’s younger municipalities: the village incorporated in 2002 and brought together the former Cutler and East Perrine areas. The 2020 census counted 24,439 residents on about 8.3 square miles of land.
The village’s most famous landmark is the Deering Estate, where Charles Deering lived until his death in 1927. Its more than 400 acres along the edge of Biscayne Bay include native mangrove forest, pine rockland, the 1922 Stone House, the older Richmond Cottage and what is described as the largest virgin coastal tropical hardwood hammock in the continental United States. The village also preserves Thalatta Estate, a 1926 Mediterranean Revival house, as a bayfront park, and its many parks have earned it the nickname “Village of Parks.”
Then there is Hurricane Andrew. In August 1992 the storm devastated Palmetto Bay and much of South Miami-Dade, destroying many homes and businesses. Many homes were rebuilt in the years that followed, so the village mixes houses from the 1990s rebuilding, which are now around three decades old, with older homes that came through the storm and newer construction. Both have been through many termite swarm seasons.
Put together, Palmetto Bay is a suburb with wild edges. Bayfront mangroves, hammocks and pine rockland bring salt marsh mosquitoes, iguanas and wildlife close to backyards. Irrigated lawns, school sports fields and parks keep the soil damp for termites and ants. South Florida’s wet season, from about mid-May to mid-October, brings most of the year’s rain and pushes pest activity to its peak.
Common Pests in Palmetto Bay and Why They Show Up
Mosquitoes
Coastal wetlands along the bay produce salt marsh mosquitoes, which can ride the wind for miles, and the Aedes aegypti and Asian tiger mosquito breed in yard containers, birdbaths, pool covers and gutters. Our mosquito control targets breeding sites and the shady spots where adults rest.
Tip: empty anything that holds water at least once a week during the wet season.
Subterranean Termites
The invasive Formosan and Asian subterranean termites live in moist soil and can do serious damage before anyone notices. Researchers at the University of Florida reported in 2026 that a 2016 projection remains on track: about half of urban South Florida structures could be at risk from them by around 2040. Fumigation does not eliminate them, since the colony lives underground.
Signs to watch for: mud tubes on slab edges, block walls and fences.
Drywood Termites
Drywood termites nest inside wood, with no need for soil. Homes rebuilt after Andrew now have roughly 30 years of exposure, and pre-1992 homes even more. Attic framing, fascia, window frames and furniture are common targets.
Signs to watch for: small piles of pellets and wings after spring evenings.
Roof Rats
Mature trees, palms and fruit trees give roof rats food and a route to the roofline. Homes near the hammocks and the bay often see more rodent pressure. Our rodent control combines exclusion, trapping and monitoring.
Signs to watch for: noises in the attic, droppings and chewed fruit.
Iguanas
Green iguanas bask on seawalls, docks and roofs. University of Florida experts warn their burrows can undermine seawalls and foundations, and they eat flowers, shrubs and fruits such as mangos and figs. Our wildlife service helps reduce what attracts them.
Fire Ants
Fire ants build mounds in lawns, along sidewalks and on the playing fields that come with a "Village of Parks," and they sting when disturbed. Indoors, ghost ants and white-footed ants trail toward kitchens after heavy rain. Our ant guide explains the difference.
Palmetto Bay residents also call us about palmetto bugs and other cockroaches, whiteflies on ficus hedges, wasps under eaves, fleas in yards with pets, raccoons and other wildlife, and lawn pests on St. Augustine grass, treated with our lawn spray service.
Residential Pest Control in Palmetto Bay
Palmetto Bay homes range from bayfront properties near Old Cutler Road to family neighborhoods with pools and backyards, plus townhomes and condos near US 1. Bayfront homes need attention to seawalls, docks, mangrove edges and heavy landscaping. Inland homes usually need a strong termite and rodent plan and a yard that does not hold water after storms.
Our residential pest control begins with a free inspection of the home and the yard. We identify the pests, find out how they are getting in and what is drawing them, and recommend a plan for your property. Regular visits keep protection in place throughout the year, and our 110% Satisfaction Guarantee means that if the bugs come back, so will Toro, at no additional cost to you.
A few habits make a difference here. Keep vegetation trimmed back from the roof and seawall, clear leaf litter and fallen fruit from the yard, store firewood and lumber off the ground, and check pool covers, boat covers and planters for standing water after every rain. Homes that back onto green space or the bay benefit most, because they sit right where wildlife and mosquitoes move between the wild areas and the neighborhood.
If your home was rebuilt in the 1990s and has never had a full termite inspection, now is a good time. Termite damage is much cheaper to repair when it is found early.
Commercial Pest Control for Palmetto Bay Businesses
Most of Palmetto Bay’s businesses line the US 1 corridor, with shopping centers, restaurants and offices. Burger King had its headquarters here until 2002. The village is also home to several public schools and private schools such as Palmer Trinity School and Westminster Christian School, along with an extensive park system.
We provide commercial pest control for:
- Schools and educational facilities, with service scheduled around the school day.
- Restaurants and food service along US 1.
- Retail stores and shopping centers.
- Government buildings, parks and community facilities.
- Offices and property management companies running condos and townhome associations.
Commercial service includes detailed reports after every visit for inspections and records. Our team trains at the TORO Institute at our Miami headquarters, where on-staff entomologists teach food safety, sanitation, structural practices and pest management techniques.

Do you serve all of Palmetto Bay?
Yes. We serve the entire village, including the Cutler and East Perrine areas, the homes along Old Cutler Road and the businesses on US 1, in ZIP codes 33157, 33158 and 33176. We guarantee a response within 24 hours.
Why are mosquitoes so bad near the bay in summer?
Coastal wetlands and mangroves along Biscayne Bay produce salt marsh mosquitoes, which Miami-Dade County says can travel up to about 40 miles with the wind. Add the Aedes aegypti mosquito, which breeds in containers in your own yard, and the wet season can be rough. Draining standing water weekly and treating resting areas help a lot.
My home was rebuilt after Hurricane Andrew. Is it still at risk for termites?
Yes. Homes rebuilt in the 1990s are now around 30 years old, and every year brings new swarm seasons. Drywood termites can move into attic framing, trim and furniture, and the invasive Formosan and Asian subterranean termites come up from the soil. A free inspection will show whether termites are active.
Can you help with iguanas on my seawall or in my garden?
Yes. University of Florida experts note that green iguana burrows can undermine seawalls, sidewalks and foundations and that the animals eat many landscape plants and garden fruits. Our wildlife service looks at where they bask and burrow and recommends changes that make the property less inviting.
Do you work with schools and businesses in Palmetto Bay?
Yes. We provide commercial pest control for schools, offices, restaurants, retail stores, parks and other businesses, with scheduled service and written reports that help with inspections.
Is the first inspection free, and do you speak Spanish?
Yes. The inspection is free, new customers get $25 off their first service, and our team speaks Spanish. Call 305-594-4767 or use the Free Inspection form on this page.
