Pest Risks for Rental and Commercial Properties in South Florida

In apartment and condo buildings, pests do not stay in one unit. German cockroaches come in with grocery bags, and an infestation can move between apartments through the plumbing in a common wall. Bed bugs travel in luggage, bags, clothing and secondhand furniture, and they can live several months without a blood meal, so a unit that sat empty may still have them when the next tenant moves in.

The buildings and grounds carry their own risks. Roof rats nest in attics, soffits and the skirts of old palm fronds. UF/IFAS calls Formosan and Asian subterranean termites two of the most damaging termite pests in South Florida, and a UF/IFAS projection found that about half of the structures in the urban South Florida metro area could be at risk of infestation by around 2040. On the lawns, chinch bugs are the most damaging insect pest of St. Augustinegrass and hit sunny, drought-stressed turf first. The wet season, from May 15 to October 15, and hurricane flooding push rodents out of their usual shelter.

Where We Focus in Your Properties

Units, kitchens and bathrooms

We check under sinks, behind appliances and along plumbing lines, where cockroaches move between units. For bed bugs, we inspect beds, furniture and the area around them.

Trash rooms and dumpsters

We inspect chutes, compactors and dumpster enclosures for droppings, burrows and garbage that feeds flies, cockroaches and rodents.

Common areas

We cover lobbies, laundry rooms, mail rooms and hallways, where tenants often see pests first and ants trail along baseboards.

Roofs, attics and grounds

We look for roof rat entry, termite signs, chinch bug damage in the lawn and birds on roofs and ledges.

What Tenants and Florida Law Expect

Tenants expect a fast answer when they report pests. Florida’s landlord-tenant law also sets rules for how treatment fits into a lease:

  • If a tenant must leave the unit for extermination, the landlord must give 7 days’ written notice, is not liable for damages and must abate the rent. The tenant only has to leave for up to 4 days.
  • Tenants may not unreasonably withhold consent for the landlord to enter to inspect, make repairs or supply agreed services.
  • For repairs, reasonable notice means at least 24 hours, with entry between 7:30 a.m. and 8:00 p.m.

Plan unit treatments with these rules in mind, and check the details with your attorney.

Property Management Pest Control: Frequently Asked Questions

How much does pest control for my properties cost?

It depends on how many properties and units you manage, the type of buildings, the pests and the services each site needs. We inspect each property for free and give you a quote per location, so you can plan your budget. New customers get $25 off the first service.

Is pest control the landlord's job in Florida?

For rental units other than single-family homes and duplexes, Florida law (section 83.51) requires the landlord to make reasonable provisions for exterminating rats, mice, roaches, ants, wood-destroying organisms and bed bugs, unless the lease says otherwise in writing. Check your leases with your attorney; we handle the extermination.

Can you handle all of my properties?

Yes. Most property managers handle several locations, so clear communication and scheduling matter. We build a program for each site, from apartment and condo buildings to commercial properties, across Miami-Dade, Broward, Palm Beach and the Keys.

A tenant reported bed bugs or roaches. What happens next?

Call us and we respond within 24 hours, guaranteed. German cockroaches typically infest multifamily buildings, and EPA notes that bed bug control in these buildings works best when management takes part. We inspect the unit, confirm the pest and coordinate treatment with you.

Do you also cover termites, lawns and birds?

Yes. Besides general pest management, our property management services include rodent control and exclusion, termite control, lawn insect control, bird control and fly control. You can cover a building, its grounds and its common areas with one company instead of several.
