Biscayne Park is a small, leafy village of about 3,100 people, laid out in the 1920s by a nurseryman who landscaped its streets like a garden and governed today from a 1930s log cabin. Big trees, older homes and quiet cul-de-sacs set the village apart in Miami-Dade, and they also give termites, roof rats and mosquitoes plenty of cover. Toro Pest Management has served the county since 1969.

Why Biscayne Park Has Its Own Pest Challenges
Biscayne Park owes its look to Arthur Griffing, a nurseryman who came to Florida in 1903 to manage a nursery on the Little River and later worked as a landscaper on Carl Fisher’s Miami Beach projects. In the 1920s he subdivided land along the Dixie Highway north of Miami as Griffing Biscayne Park Estates, planted shrubs and trees throughout, and landscaped the streets, medians and parks so the neighborhood felt like a large botanical garden. He also designed many cul-de-sacs so children could play safely near home.
After a few years as part of the City of Miami, the area incorporated as a town on December 31, 1931, by a vote of its 113 residents, and in 1933 it became the Village of Biscayne Park. Its best-known building tells that Depression-era story: the Village Hall Log Cabin, built of Dade County pine with federal relief labor starting in 1933, handed over to the village in 1935 and later restored. It has served as the police station, the clerk’s office and the place where the commission meets.
Today the village is tiny, about 0.64 square miles with 3,117 residents in the 2020 census, and it is bordered by North Miami to the north, Miami Shores to the south, the Biscayne Canal on the southwest and the Florida East Coast Railway on the southeast. It is also a protected bird sanctuary. That combination of heavy shade, mature trees, older homes and nearby canal water is lovely to live with, and it is exactly what termites, roof rats, mosquitoes and wildlife look for.
Common Pests in Biscayne Park and Why They Show Up
Roof Rats
In a village known for its trees, roof rats have an easy life. They nest in palms, dense vines and fruit trees and use overhanging branches to reach attics, where they chew wiring and tear up insulation. Our rodent control closes entry points, traps and monitors.
Signs to watch for: noises overhead at night, droppings in the attic and fruit gnawed on the tree.
Drywood Termites
Drywood termites fly in between March and June and colonize dry wood above ground: rafters, fascia, window frames, doors and furniture. Biscayne Park's first homes went up in the 1920s, and older houses have had many swarm seasons of exposure.
Signs to watch for: small piles of pellets on sills, floors and inside cabinets.
Subterranean Termites
The invasive Formosan and Asian subterranean termites live in the soil, and University of Florida researchers note that Formosan termites can also infest living trees, hollowing out their centers. Shaded, damp soil and old stumps help these colonies grow close to homes.
Signs to watch for: mud tubes on walls, slabs and tree trunks.
Mosquitoes
Thick canopy keeps yards shady and humid, the conditions adult mosquitoes like for resting. The day-biting Aedes aegypti and Asian tiger mosquito breed in tree holes, bromeliads, birdbaths and pots. Our mosquito control targets those spots directly.
Wildlife
Raccoons, opossums and iguanas find shelter in big trees, under decks and sheds and in attics with loose vents. Iguanas also dig burrows that can undermine sidewalks and foundations. Our wildlife service removes the animals and helps close the openings they use.
Spiders
Leafy yards, woodpiles and porch lights that attract insects bring spiders close to the house. Most are harmless, but webs on eaves, screens and entryways are a constant nuisance in heavily planted neighborhoods.
Biscayne Park homeowners also call us about whiteflies on ficus hedges, wasps nesting under eaves, ghost ants and white-footed ants in kitchens, American cockroaches after storms and lawn insects in St. Augustine grass, which our lawn spray service treats.
Residential Pest Control in Biscayne Park
Biscayne Park is a quiet residential village, and for most homes here pest control is about the whole lot: the roof, the attic, the walls, the foundation and the yard. Homes in the village range from traditional Florida houses and Spanish Mission designs to bungalows, many surrounded by large trees and established gardens. We pay special attention to where branches meet the roofline, to vents and soffits, and to the soil and mulch along the foundation.
Wood-frame details deserve the same care the village gives its log cabin. Fascia boards, rafter tails, wooden shutters, porches and sheds are where drywood termites and wood-decay problems often show up first, and they are easy to overlook from the ground.
Our residential pest control starts with a free inspection of the house and the yard. We explain what we see, from termite pellets to rat runways, and recommend a plan that respects the property and the village’s natural setting. Regular visits keep protection in place, and our 110% Satisfaction Guarantee means that if the bugs come back, so will Toro, at no additional cost to you.
If you are buying in Biscayne Park, a termite inspection before closing is a smart step. In older homes, damage can hide behind trim, inside closets and up in the attic.
Commercial Pest Control for Biscayne Park Properties
Biscayne Park is overwhelmingly residential, but it still has public buildings, recreation facilities, rental homes and nearby businesses along its borders. Places where people gather, like the Log Cabin and the Ed Burke Recreation Center, and the properties landlords manage need steady, well-documented pest control.
We provide commercial pest control for:
- Government and public facilities, with service scheduled around meetings and events.
- Property management companies and owners of rental homes.
- Schools and educational facilities in the surrounding area.
- Restaurants and food service and retail stores in the neighboring commercial corridors.
Each visit is backed by a written service report. Our technicians train at the TORO Institute at our Miami headquarters, where on-staff entomologists teach food safety, sanitation, structural practices and pest management techniques.

Do you provide pest control everywhere in Biscayne Park?
Yes. The whole village is in ZIP code 33161, and we serve every street, from Griffing Boulevard and the cul-de-sacs to the homes near the Biscayne Canal and the Florida East Coast Railway. We guarantee a response within 24 hours.
Why do I have so many roof rats in Biscayne Park?
Mature trees, palms, fruit trees and vines are the roof rat's favorite route. When branches touch or hang over a roof, rats can reach the attic without ever touching the ground. Trimming branches back, sealing openings around the roofline and trapping are the most reliable fixes.
My home is several decades old. Is a termite inspection worth it?
Yes. Drywood termites swarm into homes every spring, so an older house has had many chances to be colonized, often in attic framing, rafter tails, windows and doors. Subterranean termites can also move in from the soil. A professional inspection shows what is active and whether spot treatment or a larger treatment makes sense.
The village is a bird sanctuary. Can you still treat my yard?
Yes. We focus on the specific pests and the places they live and breed, choose products and methods that fit the property, and apply them according to label directions. For mosquitoes, much of the work is removing standing water and treating shaded resting spots rather than broad spraying.
Do you handle raccoons, opossums and iguanas?
Yes. Our wildlife service deals with animals that move into attics, under decks and into yards. We also look for and help seal the openings that let them in, so new animals do not simply take their place.
Is the inspection free, and is there someone who speaks Spanish?
Yes. The first inspection is free, new customers get $25 off the first service, and Hablamos Español. Call 305-594-4767 or use the Free Inspection form on this page.
