Pest Control in Aventura, FL

Aventura packs a major mall, a hospital, a golf resort and more than 26,000 homes into about three and a half square miles along the Intracoastal. That density changes how pests behave: they travel through shared walls, trash rooms and plumbing as easily as through yards. Toro Pest Management has served Miami-Dade since 1969, and we plan every Aventura service around how your building actually works.

Why Aventura Has Its Own Pest Challenges

Aventura is a young city with a lot built into a small space. It was incorporated on November 7, 1995, but development started in the early 1970s, when the area was known simply as “Turnberry.” Developers Don Soffer and Eddie Lewis are credited with the name, which comes from the Spanish word for adventure. Today the city covers about 3.5 square miles in the northeast corner of Miami-Dade County, between Hallandale Beach to the north and North Miami Beach to the south.

The numbers explain a lot about Aventura’s pests. The 2020 census counted 40,242 residents and more than 26,000 housing units, many of them in condominium towers. In a building with hundreds of units, a pest problem in one kitchen can become a problem for the whole floor. Cockroaches, ants and bed bugs move through wall voids, electrical and plumbing chases, trash chutes and shared hallways.

Water is everywhere, too. The Atlantic Intracoastal Waterway and Dumfoundling Bay form Aventura’s eastern edge and Maule Lake lies along the south. Williams Island, one of the city’s best-known communities, takes its shape from old limestone quarry operations and is surrounded by Maule Lake and Little Lake Maule. At the center of the city sits the Turnberry golf course, circled by the 3.1-mile Don Soffer Exercise Trail. Irrigated fairways, lakes and dense landscaping keep soil moist, which is exactly what subterranean termites, ants and mosquitoes need.

Then there is the commercial side: Aventura Mall, one of the largest shopping centers in the country, opened in 1983; a 493-bed hospital and Level II trauma center operates on Biscayne Boulevard; and a Brightline station now sits next to the mall. Restaurants, deliveries and dumpsters on that scale give rodents and cockroaches a steady food supply.

Common Pests in Aventura and Why They Show Up

German Cockroaches

This is the cockroach of condo towers and restaurant kitchens. German cockroaches live and breed indoors, hide in warm spots behind refrigerators, dishwashers and motor housings, and spread between units through shared plumbing. In a building as large as many on Country Club Drive, the fix usually involves more than one apartment. See our cockroach guide.

Signs to watch for: small brown roaches in the kitchen at night and dark specks along cabinet hinges.

Formosan Termites in Tall Buildings

Formosan subterranean termites are not limited to the ground floor. UF/IFAS researchers have documented aerial colonies that never touch soil and survive on moisture from plumbing leaks, air conditioning condensate or flat roofs that pond after rain. Colonies like these have been found in more than 25% of surveyed infestations in urban southeastern Florida.

Signs to watch for: swarms indoors on spring evenings and soft or blistered drywall near a leak.

Drywood Termites

Drywood termites need no soil and no leak. Winged swarmers fly through an open balcony door or a gap in a window frame and start a colony inside furniture, cabinetry or wood trim. Many of Aventura's towers date from the 1980s and 1990s, which means decades of swarm seasons for older wood inside them.

Signs to watch for: tiny six-sided pellets piling up on a windowsill or under a piece of furniture.

White-Footed and Ghost Ants

White-footed ants nest outdoors in palms, mulch and gutters, then follow wires and pipes through wall voids into kitchens and bathrooms. UF/IFAS notes their colonies can reach into the millions, so spraying the trail you see does little. Ghost ants behave similarly and favor bathrooms and potted plants. Our ant control relies on baits placed where they forage.

Roof Rats

Mature palms, ficus hedges and the landscaping around the golf course give roof rats cover and food. Around Biscayne Boulevard restaurants, loading areas and dumpsters, they find even more. Townhomes and low-rise buildings get rats in the attic; towers get them in garages and trash rooms. Our rodent control combines exclusion, trapping and monitoring.

Signs to watch for: droppings in storage rooms and gnaw marks on doors or cables.

Mosquitoes

Bay waters, lakes and the golf course help produce mosquitoes, but the one you notice on the pool deck is usually the Aedes aegypti. It lays eggs in balcony planters, drip trays, bromeliads and anything else that holds a little water, and it bites during the day. Our mosquito control targets the landscaping where adults rest.

Aventura residents and managers also call us about bed bugs brought in with luggage and used furniture, American cockroaches coming up from drains and garages, spiders on balconies, and wildlife such as iguanas along the waterfront.

Residential Pest Control in Aventura

Condominium living is the norm in much of Aventura, so a lot of our residential work starts with one question: is the problem coming from inside your unit or from the building around it? We inspect kitchens, bathrooms, closets, balconies and the spaces where pipes and wires enter, and we tell you honestly when an issue needs the association involved.

Townhomes and the city’s single-family homes have different weak spots: the attic, the roofline, the foundation and the yard. For those homes, a free inspection covers both the inside and the outside, including palms and hedges that touch the roof.

Our residential pest control plans can be one-time treatments or regular visits that keep a barrier in place all year. If you are buying a resale unit or townhome, ask for a termite inspection before closing. Drywood damage inside cabinets and trim is easy to miss during a showing. And with our 110% Satisfaction Guarantee, if the bugs come back, so will Toro, at no additional cost to you.

Aventura Pest Control FAQ

Do you service condo towers and homes in every part of Aventura?

Yes. We work throughout Aventura, in ZIP codes 33180 and 33160, from the towers on Williams Island and along Country Club Drive to Mystic Pointe, the Waterways and the townhomes and offices off Biscayne Boulevard. Every call gets a response within 24 hours, guaranteed.

Can termites really get into a high-rise condo?

Yes. Drywood termites fly in and live inside furniture, cabinets and door frames on any floor. University of Florida research also shows that Formosan subterranean termites can build aerial colonies with no connection to the soil, using moisture from leaky plumbing, air conditioning condensate or flat roofs that hold rainwater, and these colonies made up more than a quarter of the infestations surveyed in urban southeastern Florida.

My unit is clean, so why do I keep seeing German cockroaches?

In a tower, German cockroaches often come from somewhere else: a neighboring unit, a trash chute, a shared plumbing chase or a storage room. Treating one apartment alone rarely ends the problem. We treat your unit, show you where they are coming in, and can work with your association or property manager to inspect the units and common areas around it.

Do you work with medical offices and clinics near the hospital?

Yes. Aventura has a 493-bed hospital on Biscayne Boulevard, and medical offices are part of the city's business mix. We provide health care pest control with scheduled, documented visits, careful product selection for sensitive areas and service times arranged around patients.

Why are there so many mosquitoes on my balcony and by the pool?

Aventura borders the Intracoastal Waterway, Dumfoundling Bay and Maule Lake, and it has a golf course at its center. In South Florida's wet season, roughly mid-May to mid-October, rain keeps refilling planters, drip trays and pool equipment. The Aedes aegypti mosquito breeds in those small containers and bites during the day, so emptying them weekly matters as much as treating the landscaping.

Is the inspection free, and can I speak with someone in Spanish?

Yes. Your first inspection is free, new customers save $25 on the first service, and our team speaks Spanish. Call 305-594-4767 or fill out the Free Inspection form on this page.
