Davie is the place in Broward County where you can still see riders on the trail, barns in backyards and a rodeo arena in the middle of town, a few miles from university campuses and busy shopping corridors. Toro Pest Management has served South Florida since 1969, and in the Town of Davie we protect everything from acreage properties with horses to apartments full of students.

Why Davie Has Its Own Pest Challenges
Davie’s story starts with drained swampland. In the early 1900s, Florida reclaimed large areas of the Everglades, and businessman Robert Parsell Davie bought 44 square miles to develop farms and found a town called Zona. Residents soon renamed it Davie in his honor, and the town was incorporated in 1925, which made 2025 its centennial year. Long before that, the Tequesta lived here; campsites and graves on Pine Island Ridge date back thousands of years.
Early settlers grew tomatoes, beans and other crops, and ranching laid the foundation for the horse culture Davie is known for today. The town brands itself “Cowboy Town, USA.” Its historic downtown has a western theme, and the Bergeron Rodeo Grounds hosts rodeos and the Orange Blossom Festival Rodeo every February. When the town considered replacing the arena with athletic fields in 1978, about 200 residents rode to a council meeting on horseback to save it. Many Davie neighborhoods still have acreage lots, backyard barns and bridle paths, and the town maintains eight equestrian trails plus equestrian centers in several parks.
Davie is also big and busy. It covers about 36 square miles and had roughly 105,700 residents in the 2020 census, and it is home to the South Florida Education Center, with Nova Southeastern University, Broward College’s Central Campus and Davie campuses of Florida Atlantic University and the University of Florida. That combination is unusual: livestock, hay and manure on one side of the street, student apartments and restaurants on the other. Pests follow both.
Common Pests in Davie and Why They Show Up
Rats and Mice
Feed rooms, hay storage, chicken coops and compost piles are a rodent buffet. Roof rats climb into barn lofts and attics, and house mice nest in tack rooms and garages. In barns, bait stations have to be secured and placed where horses, dogs and other animals cannot reach. Learn about our rodent control.
Signs to watch for: chewed feed bags, droppings near grain bins and gnawed wiring.
Flies
Stable flies breed in wet manure, soiled bedding, hay and spilled feed, and house flies also develop in manure. Stable flies bite horses and, when animals are not around, people, and both species can multiply quickly in the warm months. Good sanitation does most of the work; targeted treatments around barns, manure areas and resting surfaces help keep numbers down.
Fire Ants
Pastures, paddocks, riding rings and trail edges are ideal for fire ants. Their mounds can be hard to spot in tall grass, and their stings are painful for riders, kids and animals alike. Ghost ants and white-footed ants are the problem indoors. See our ant guide.
Mosquitoes
Water troughs, buckets, canals, retention ponds and the restored marsh at places like Tree Tops Park all hold water. The Aedes aegypti mosquito breeds in containers near the house, while other species come from larger standing water. Our mosquito control focuses on breeding and resting sites.
Termites
Drywood termites settle into dry wood in barns, sheds, older ranch homes and furniture. The invasive Formosan and Asian subterranean termites come up from the soil into fence posts, sheds and foundations. Each needs its own treatment.
Signs to watch for: pellet piles under wood, mud tubes on posts and slab edges.
Bed Bugs
With several college campuses in town and frequent move-ins every semester, bed bugs get carried in on luggage, backpacks and secondhand mattresses. Catching them early in one unit keeps them from spreading through a building.
Davie residents also call us about paper wasps in barns and under eaves, American cockroaches from drains and mulch (see our cockroach guide), spiders in sheds and stalls, fleas on dogs and barn cats, and wildlife such as raccoons, opossums and iguanas.
Residential Pest Control in Davie
A Davie property can be a standard suburban home, a house in Rolling Hills, or a multi-acre lot with a barn, a paddock and a few chickens. We plan around what is actually there. For acreage and equestrian properties, that means looking at the barn, feed storage, manure areas, fences and outbuildings as well as the house. For suburban homes, the focus is the foundation, the attic, the landscaping and the kitchen.
Our residential pest control begins with a free inspection. We identify the pests, how they are getting in and what is attracting them, then recommend a plan that fits your property and the animals that live on it. Owners can help between visits by keeping feed in sealed metal containers, cleaning up spilled grain every day and storing hay off the ground and away from barn walls, which takes away the food and cover rodents depend on. Regular service keeps a barrier in place around the home and outbuildings, and our 110% Satisfaction Guarantee means that if the bugs come back, so will Toro, at no additional cost to you.
If you are buying a ranch property, ask us to look at the barn and sheds along with the house during the termite inspection. Outbuildings are easy to overlook and often have years of hidden damage.
Commercial Pest Control for Davie Businesses
Davie’s business community reflects its double personality. Near the universities and along major roads you find restaurants, apartment complexes, shopping centers and medical offices. Farther west you find stables, riding schools, farms and event venues. Each needs a program that fits.
We provide commercial pest control for:
- Schools and educational facilities, from K-12 schools to campus buildings.
- Property management for student housing, apartment communities and HOAs.
- Restaurants and food service, where cockroaches, flies and rodents are a health code concern.
- Retail stores and shopping centers and health care offices.
- Equestrian centers, stables and farms, with rodent, fly and fire ant programs built around animals.
Commercial service includes written reports for inspections and audits, and visits can be scheduled around your hours and events. Our technicians train at the TORO Institute at our Miami headquarters, where on-staff entomologists teach food safety, sanitation, structural practices and pest management techniques.

Does Toro cover all of the Town of Davie?
Yes. We work throughout Davie, from the western-themed downtown and the campuses of the South Florida Education Center to Pine Island Ridge, Forest Ridge, Shenandoah, Long Lake Ranches and the rural properties in the west, including ZIP codes 33312, 33314, 33317, 33324, 33325, 33328, 33330 and 33331. We respond within 24 hours, guaranteed.
Can you treat a horse barn or stable?
Yes. Barns, feed rooms and tack rooms attract rats, mice, flies and wasps, and pastures often have fire ants. We design programs for equestrian properties with bait stations placed out of reach of animals, fly management, and treatments chosen and applied according to their labels around livestock areas.
Why do I have so many flies around my property?
On properties with horses or other livestock, flies breed in the barnyard itself: University of Florida experts note that stable flies develop in wet manure, soiled bedding, hay and spilled feed, and house flies also breed in manure. Treatment helps, but the biggest gains come from removing manure and soiled bedding regularly and keeping feed areas dry. We can help you combine both.
My student's apartment near campus has bed bugs. Can you help?
Yes. Bed bugs travel in luggage, backpacks and used furniture, and they spread easily in apartment buildings where people move in and out every semester. We inspect the unit, treat it, and work with the property manager to check neighboring units if needed.
Are wooden barns and fences at risk from termites?
Yes. Drywood termites can colonize dry structural wood in barns, sheds and older homes, and subterranean termites attack wood that touches moist soil, such as fence posts and the bottom of sheds. A 2026 University of Florida study found that a 2016 forecast is still on track: around half of urban South Florida structures could be at risk from Formosan or Asian subterranean termites by about 2040. Inspections let us catch activity early.
Is the inspection free, and do you speak Spanish?
Yes. The first inspection is free, new customers save $25 on their first service, and our team speaks Spanish. Call 305-594-4767 or fill out the Free Inspection form on this page.
