Pest Control in Miami, FL

Miami packs glass condo towers, century-old neighborhoods, a working river and thousands of restaurants into about 36 square miles of land, and every one of those settings attracts pests in its own way. Toro Pest Management has protected South Florida, Miami included, since 1969, and we treat a 40th-floor apartment in Brickell, a 1920s house in Coconut Grove and a busy kitchen in Little Havana as three very different jobs.

Why Miami Has Its Own Pest Challenges

The City of Miami was incorporated in 1896, the same year Henry Flagler’s Florida East Coast Railway reached the shores of Biscayne Bay at the mouth of the Miami River. Some of its neighborhoods are even older. Coconut Grove traces its first wave of settlement to 1825, and Lemon City, now part of Little Haiti, was founded by Bahamian immigrants before Miami existed. Both Coconut Grove and Little River were brought into the city in 1925.

That history left Miami with a mix you will not find in a newer suburb. On one side are some of the densest blocks in the country: Greater Downtown Miami has the third-largest concentration of high-rises in the United States, and Brickell is the city’s most densely populated neighborhood. On the other side are older streets of bungalows, duplexes and small apartment buildings in Little Havana, Allapattah, Little River and the Grove, many shaded by mature trees and hammock vegetation.

Water runs through all of it. The Miami River, lined in Allapattah by shipyards and dry docks, the Little River on the city’s northern edge and miles of bayfront keep humidity high. Miami International Airport, the area’s official weather station, averages about 67 inches of rain a year, and the rainy season runs from mid-May to mid-October. With about 442,000 residents in the 2020 census, millions of visitors and a restaurant on nearly every corner, food and shelter are never in short supply for pests.

Common Pests in Miami and Why They Show Up

German Cockroaches

In a city of condo towers, apartment blocks and restaurants, the German cockroach is one of the most common indoor pests. It never lives outside: it breeds behind refrigerators, inside cabinets and in the warm voids of kitchen equipment, then spreads between units through shared walls and plumbing. Store-bought sprays tend to scatter it rather than end it. Our cockroach guide explains why.

Signs to watch for: tiny dark droppings like ground pepper, egg cases and an oily smell in cabinets.

Bed Bugs

Hotels, short-term rentals, dorm-style housing and buildings with a lot of tenant turnover give bed bugs a constant supply of luggage and used furniture to ride in on. In high-rises they can move to neighboring units along the same routes cockroaches use.

Signs to watch for: small rust-colored spots on sheets and mattress seams, and itchy bites in rows.

Drywood Termites

Drywood termites nest inside the wood itself, with no soil contact. Older Miami homes, with original rafters, wood floors, trim and built-in cabinets, give them decades of material to work through. Antique and secondhand furniture can also carry colonies into a brand-new condo.

Signs to watch for: little mounds of six-sided pellets below baseboards, door frames and furniture.

Subterranean Termites

The Formosan and Asian subterranean termites are both established in Miami. A University of Florida study published in 2026 confirmed that a 2016 projection is still holding: by roughly 2040, about half of the structures in urban South Florida could be exposed to one or both species. University of Florida entomologists also note that Formosan termites can start aerial colonies on high-rise buildings, often where rainwater pools on flat roofs, with no soil contact at all.

Signs to watch for: pencil-wide mud tubes on walls and slabs, and clouds of winged termites around lights in spring.

Roof Rats

Roof rats thrive along the Miami River, in the leafy streets of Coconut Grove and behind restaurant rows. They climb trees, palms and cables to reach roofs and enter through gaps around vents and soffits. Our rodent control combines sealing, trapping and monitoring. Learn more about roof rats.

Signs to watch for: scratching overhead at night, chewed fruit under trees and grease marks along beams.

Mosquitoes

Balcony planters, rooftop drains, construction sites and backyard buckets all collect rainwater, and the Aedes aegypti mosquito needs only a bottle cap of it to breed. It bites during the day, on patios and pool decks. Our mosquito control targets the containers and shady spots where it breeds and rests.

Miami customers also call us about ghost ants and other ants trailing along countertops, pigeons and other birds roosting on balconies and signs, drain flies and clogged drains in older plumbing, whiteflies on hedges and wildlife such as raccoons and iguanas.

Residential Pest Control in Miami

A Miami home can be a studio in a 50-story tower, a garden apartment in Little Havana or a single-family house on a wooded lot in the Grove, and each one fails in different places. In towers, we focus on kitchens, bathrooms, plumbing penetrations and the paths pests use between units, and we coordinate with building management when a problem is building-wide. In older houses, the weak points are usually the roofline, crawl spaces, exposed wood and dense landscaping against the walls.

Every residential service starts with a free inspection. A technician checks inside and out, identifies what is present and how it is getting in, and then lays out a plan sized to your home, whether that is a one-time cockroach cleanout or year-round protection. Our 110% Satisfaction Guarantee is simple: if the bugs come back, so will Toro, at no additional cost to you.

Buying or renovating a historic Miami home? A termite inspection before you close or open the walls is inexpensive insurance, because termite damage in old framing can stay hidden for years.

Commercial Pest Control for Miami Businesses

PortMiami handles a world-leading volume of cruise ships, Downtown and Brickell hold one of the country’s largest concentrations of international banks, the Health District, home to Jackson Memorial Hospital, has the country’s second-largest concentration of medical and research facilities, and Allapattah’s produce market is described as the largest open-air food distribution center in Miami. Each of these settings has its own inspection standards and its own pest risks.

Miami Pest Control FAQ

Which Miami neighborhoods do you serve?

All of them. Our technicians work throughout the City of Miami, including Downtown, Brickell, Little Havana, Coconut Grove, Wynwood, Allapattah, Little Haiti, Little River and the Upper Eastside, in ZIP codes such as 33125, 33127 to 33138, 33142 and 33150. A response within 24 hours is guaranteed.

I live in a high-rise condo. Can pests really reach my unit?

Yes. German cockroaches, bed bugs and ants travel through plumbing chases, electrical runs, trash chutes and shared hallways, so a problem that starts on one floor rarely stays there. We treat your unit and, when the building agrees, inspect the units around it so the infestation is not simply passed back and forth.

My house in Coconut Grove is surrounded by big trees. Why do I keep hearing rats in the attic?

Coconut Grove is one of Miami's greenest areas, and roof rats use overhanging branches, palms and power lines as highways to the roof. Once there, they squeeze through small gaps at the eaves and vents. Trimming branches away from the roofline and sealing entry points, combined with trapping, is what keeps them out over the long term.

Do older Miami homes need a different kind of termite treatment?

Often, yes. Homes from the early 1900s through the 1950s usually have more exposed wood, which suits drywood termites, and drywood colonies are handled with localized treatments or fumigation. Subterranean termites, which come up from the soil, are treated with soil barriers or baits instead, because tenting does not reach their underground colonies. We identify the species before recommending anything.

Can you service my restaurant without disrupting customers?

Yes. We schedule restaurant and bar service before opening or after closing, focus on kitchens, drains, storage rooms and dumpster areas, and leave a written report after every visit, which helps when a health inspector stops by.

Is the inspection free, and can I talk to someone in Spanish?

Both. The first inspection costs nothing, new customers save $25 on their first service, and our team speaks Spanish. Call 305-594-4767 or request a visit through the Free Inspection form on this page.
