Why Virginia Gardens Has Its Own Pest Challenges

Virginia Gardens exists because of horses. In 1947, Miami Springs passed an ordinance banning horses within its limits, and about 50 residents broke away to form their own village, incorporated on July 10, 1947. They named it after Virginia, the original home of many of the founding families. The area was a landscape of farms, barns and horse stables, and early residents owned estates of up to 5 acres.

The village looks very different today. In the 1960s, the Miami-Dade Port Authority took about 450 acres for airport use, and the large estates were divided up: only one 1-acre residential property remains, and most lots are now about 0.2 acres. The whole village covers about 0.29 square miles and had 2,364 residents and 959 housing units in the 2020 census. It is bordered by Miami Springs to the north and east and by Miami International Airport to the south, and it is largely made up of single-family homes on quiet, shady, tree-lined streets.

Small lots, mature trees and older houses close together create a specific pest pattern. Roof rats and ants can cross from property to property along branches and fences. Termites have had decades to find their way into homes built in the postwar years, when the village’s population grew from 235 in 1950 to more than 2,100 in 1960. And every yard with pots, gutters and shade can produce mosquitoes that bother the whole block.

Common Pests in Virginia Gardens and Why They Show Up

Roof Rats

Tree-lined streets are lovely, but every branch touching a roof is a bridge for roof rats. They nest in attics, chew wiring and insulation and feed on fruit, pet food and birdseed. On small lots, a problem next door quickly becomes your problem. Our rodent control seals, traps and monitors.

Signs to watch for: noises in the ceiling at night, droppings and gnawed fruit.

Drywood Termites

Drywood termites enter attics through vents and gaps and live their whole lives inside wood, from roof framing to window sills and furniture. Homes that have stood since the village's early decades have been through many swarm seasons.

Signs to watch for: small piles of pellets that look like coarse sand or coffee grounds.

Subterranean Termites

The invasive Formosan and Asian subterranean termites live in the soil and reach wood through mud tubes. A University of Florida study released in 2026 found a 2016 forecast still on schedule: about half of urban South Florida's structures could be at risk from these termites by around 2040.

Signs to watch for: mud tubes on the slab, stucco and wood fences, and swarms at dusk in spring.

Mosquitoes

Shade from mature trees keeps containers from drying out and gives adult mosquitoes a cool place to rest. The Aedes aegypti breeds in very small amounts of water and bites in daylight. Our mosquito control treats the yard's breeding and resting spots.

Ants

Ghost ants and white-footed ants nest in trees, mulch and wall voids and trail into kitchens, while fire ants build mounds in sunny lawns and along sidewalks. Branches touching the house help them get in. Our ant guide explains why baits beat sprays.

Fleas

In a neighborhood of houses with yards, pets and outdoor wildlife such as opossums and stray cats, fleas can build up in shady lawns and then move indoors to carpets and bedding. Treating the home and yard together, alongside your veterinarian's pet treatment, breaks the cycle.

Village residents also call us about American and German cockroaches, spiders and wasps around eaves and sheds, whiteflies on hedges, chinch bugs in St. Augustine lawns (treated with our lawn spray service) and wildlife such as iguanas and raccoons.

Residential Pest Control in Virginia Gardens

Most homes in Virginia Gardens are single-family houses on lots of about a fifth of an acre, with mature trees and landscaping close to the walls. Our inspections focus on the roofline, attic vents, eaves and branches touching the house, plus the foundation, slab edges, sprinklers and mulch beds where termites and ants start. For apartment buildings, we also look at how pests travel between units.

Our residential pest control begins with a free, no-obligation inspection. Your technician shows you what is active, explains what is attracting it and recommends a plan for your home, from a one-time service to regular year-round visits. Thanks to our 110% Satisfaction Guarantee, if the bugs come back, so will Toro, at no additional cost to you.

If your home has been in the family for decades, or you just bought one, schedule a termite inspection. Termite damage tends to stay hidden in older framing until repairs get expensive.

Because lots in the village are so close together, the best results often come when neighbors act together. If roof rats, ants or mosquitoes keep coming back after treatment, the source may be next door. We are happy to inspect neighboring properties too, so a block can be treated on the same schedule and pests have nowhere left to retreat.

Virginia Gardens Pest Control FAQ

Do you service the whole Village of Virginia Gardens?

Yes. We cover every street in Virginia Gardens, ZIP code 33166, including single-family homes, apartments and the businesses in the village. With a guaranteed response within 24 hours, help is never far away.

My lot is small. Why do I still get rats in the attic?

Roof rats do not need a big yard. They travel along tree branches, palms, fences and power lines from one property to the next, so a single fruit tree or an overhanging branch on any nearby lot can lead them to your roof. Sealing gaps at the eaves and vents, trimming branches back and trapping in the attic solves the problem, and it works best when neighbors do the same.

What termites are common in Virginia Gardens?

Homes in the village face both drywood termites, which live inside wood in the attic, trim and furniture, and the invasive Formosan and Asian subterranean termites, which come up from the soil. Many homes here have been standing for decades, so a periodic inspection is a good idea even if you have never seen a swarm.

Are mosquitoes worse because of the airport?

Not directly. Most of the mosquitoes that bite you in your yard are container breeders like the Aedes aegypti, which lay eggs in flower pots, buckets, gutters and toys right on your property. Emptying standing water every week and treating the shady spots where adults rest makes the biggest difference.

Do you work with businesses and schools in the village?

Yes. We provide scheduled commercial service for offices, training facilities, health care businesses, schools, restaurants and apartment owners, with reports after every visit.

Is the inspection free, and can I get service in Spanish?

Yes. The first inspection is free, new customers get $25 off their first service, and our technicians speak Spanish. Call 305-594-4767 or use the Free Inspection form on this page.
