Sunrise stretches from established neighborhoods in the east all the way west to the edge of the Everglades, and in between it packs Sawgrass Mills, Amerant Bank Arena, a major corporate park and close to 100,000 residents. Few Broward cities combine that much nature, retail and office space. Toro Pest Management has served South Florida since 1969, and our Sunrise plans account for both the wetlands on one side and the crowds on the other.

Why Sunrise Has Its Own Pest Challenges
Sunrise began with a single big land deal. In 1960, developer Norman Johnson paid $9 million for 2,650 acres in western Broward County, and on June 22, 1961, the new community was incorporated as Sunrise Golf Village. Johnson drew national attention with a promotional “upside-down house” that appeared in Life magazine. The town took the shorter name Sunrise by referendum in 1971, grew rapidly through the 1970s and reached an estimated 50,000 people by 1984. The 2020 census counted 97,335 residents.
Sunrise is unusual because of how far west it reaches. The city extends to the Everglades, and Markham Park, a county park of nearly 670 acres in Sunrise, sits on the eastern edge of the Everglades, with access to the gravel-topped Conservation Levee Greenway. About a tenth of the city’s 18 square miles is water, from lakes in residential communities to canals and retention ponds. Sunrise also gets roughly 62 inches of rain a year, most of it in the summer.
The other side of Sunrise is commercial. Sawgrass Mills, which opened its first phase in 1990, has grown to about 2.3 million square feet with around 350 outlet and value stores, food courts, restaurants and a movie theater. Amerant Bank Arena, which opened in 1998, is home to the Florida Panthers, Stanley Cup champions in 2024 and 2025. The 612-acre Sawgrass International Corporate Park holds offices for national and international companies. All of this sits next to housing that ranges from the city’s early neighborhoods in the east to newer communities in the west, including large condominium communities such as Sunrise Lakes.
For pests, that mix means wildlife and mosquitoes drifting in from natural areas, moisture that suits subterranean termites, and food-rich commercial zones where rodents and cockroaches find everything they need.
Common Pests in Sunrise and Why They Show Up
Subterranean Termites
The Formosan and Asian subterranean termites need moist soil, and Sunrise's lakes, canals and irrigated lawns supply it. A 2026 University of Florida study confirmed that a 2016 forecast still holds: around half of urban South Florida structures could be at risk from these invasive species by about 2040.
Signs to watch for: mud tubes on foundations and swarms of winged termites at dusk in spring.
Mosquitoes
Wetlands, lakes and summer rain make Sunrise a productive place for mosquitoes. Around homes, the container-breeding Aedes aegypti and Asian tiger mosquito bite by day, while the common house mosquito is active at dusk and night. Our mosquito control targets breeding and resting areas.
Rodents
Restaurants, food courts, loading docks and dumpster areas feed roof rats and mice, and from there they move into nearby buildings. In neighborhoods, rats climb palms and fruit trees into attics. Our rodent control combines exclusion, trapping and monitoring for homes and businesses.
Signs to watch for: droppings in storage areas and gnaw marks on packaging or wiring.
Cockroaches
German cockroaches breed in commercial kitchens, food courts and apartment units, while American cockroaches come up from drains and sewers after heavy rain. In a city with this much food service, steady monitoring keeps a few sightings from becoming an infestation. See our cockroach guide.
Ants
Fire ants build mounds in sunny lawns, parks and the edges of parking lots, while ghost ants and white-footed ants nest in landscaping and wall voids and trail indoors. Summer downpours flood nests and push colonies inside. Our ant guide covers the species and why baits beat sprays.
Wildlife
Homes near natural areas and water see raccoons, opossums and non-native iguanas, which dig burrows that can undermine banks, sidewalks and slabs. Birds can also nest and roost on commercial buildings. We handle wildlife exclusion and removal, and bird control for businesses.
Sunrise customers also ask about drywood termites in older homes and furniture, bed bugs in apartments and hotels, whiteflies on ficus hedges, spiders around lanais, and chinch bugs on St. Augustine lawns, which our lawn spray service treats.
Residential Pest Control in Sunrise
East and west Sunrise have different needs. Established neighborhoods such as Sunrise Golf Village and Springtree often have older roof framing and many years of landscaping that can hide termite activity and give rats a path to the roof. Large condominium communities such as Sunrise Lakes need building-aware service so pests do not move from unit to unit. Newer homes in the west, closer to the Everglades, see more wildlife, more mosquitoes and damp soil around foundations.
Our residential pest control starts with a free inspection inside and outside your home. We identify what you have, how it is getting in and what is attracting it, and then recommend a plan that fits your home and budget. With regular service, our 110% Satisfaction Guarantee means that if the bugs come back, so will Toro, at no additional cost to you.
If you are building or buying, ask us about preventive termite control. Treating before termites find a home is far less expensive than repairing years of hidden damage. Homeowners near lakes and canals should also keep an eye on the bank: iguana burrows and thick shoreline vegetation give rodents, ants and termites an easy foothold right next to the house.
Commercial Pest Control for Sunrise Businesses
Sunrise is one of western Broward’s main commercial centers. Retail, dining and entertainment around Sawgrass Mills and the arena draw large crowds, hotels near the mall host visitors and event-goers, and the corporate and technology parks hold offices and service centers for companies such as Jazwares, which is headquartered in Sunrise, and Emerson, which announced its Latin America headquarters for the Sawgrass International Corporate Park.
We provide commercial pest control for:
- Retail stores and malls, with programs that protect merchandise and the customer experience.
- Restaurants and food service, including food courts and event concessions, where cockroaches, flies and rodents are a health code issue.
- Hotels and lodging, with discreet bed bug and cockroach programs.
- Offices and corporate campuses, plus property management firms and associations.
- Schools and educational facilities and health care offices.
Commercial service includes detailed reports for inspections and audits and visits scheduled around your hours. Our technicians train at the TORO Institute at our Miami headquarters, where our on-staff entomologists teach food safety, sanitation, structural practices and pest management techniques.

Do you service all of Sunrise, including the western neighborhoods?
Yes. We cover every part of the city, from Sunrise Golf Village, Sunrise Lakes and Springtree in the east to Welleby, Shenandoah and the Sawgrass area in the west, across ZIP codes 33313, 33319, 33322, 33323, 33325, 33326 and 33351. We respond within 24 hours, guaranteed.
My home backs up to the Everglades side of town. Does that mean more pests?
Usually it means more wildlife and more mosquitoes in the wet season, plus moist soil that favors subterranean termites and ants. Homes on the western edge benefit from a strong perimeter, sealed entry points around the roofline and garage, and regular yard treatment from late spring through fall.
Do you work with retailers, restaurants and offices near Sawgrass Mills?
Yes. We provide commercial pest control for retail stores, restaurants, hotels, offices and property managers throughout Sunrise, with discreet service, scheduling around business hours and written reports for inspections and audits.
How much rain does Sunrise get, and why does it matter for pests?
Sunrise averages roughly 62 inches of rain a year, most of it in the summer wet season. Rain floods ant nests and pushes colonies indoors, refills containers where Aedes mosquitoes breed and keeps soil damp for subterranean termites. That is why summer is the busiest pest season in the city.
What is the difference between drywood and subterranean termites?
Drywood termites live inside wood and do not need soil, so they turn up in attics, furniture and frames. Subterranean termites, including the invasive Formosan and Asian species, live in the ground and build mud tubes into buildings. Tenting works for drywood termites but not for subterranean ones, which need soil treatments or bait systems.
Is the inspection free, and do you speak Spanish?
Yes. The first inspection is free, new customers get $25 off their first service, and we speak Spanish. Call 305-594-4767 or use the Free Inspection form on this page.
