Pinecrest is known for big, heavily landscaped lots, ranch homes from the 1950s and 1960s, newer estate houses and a tree canopy the village works hard to protect. Toro Pest Management has served South Florida since 1969, and in Pinecrest our work starts in the yard, because that is where most pest problems begin.

Why Pinecrest Has Its Own Pest Challenges
Pinecrest sits about 11 miles southwest of downtown Miami, between US 1 (Pinecrest Parkway) on the west and Old Cutler Road and SW 57th Avenue on the east. In the early 1900s Henry Flagler used land at US 1 and SW 102nd Street as a staging area for his Overseas Railroad to the Keys. In 1936 Franz and Louise Scherr opened Parrot Jungle at Red Road and SW 111th Street, and it became a famous attraction for decades. When it moved to Watson Island, the village bought the site, and in 2003 it reopened as Pinecrest Gardens, where a remnant of tropical hardwood hammock and a cypress slough are still preserved.
Pinecrest became a village in 1996 and had about 18,400 residents in the 2020 census, spread over roughly 7.5 square miles. That is a low density by Miami standards, and it is the key to understanding pests here. In the 1950s and 1960s, ranch-style homes were built on lots of about an acre, and most of the village is still zoned for estate-size single-family homes. Many original houses have been replaced or rebuilt, especially after Hurricane Andrew devastated the area in 1992, so a single street may have a 1950s ranch next to a brand-new home.
Big lots mean big landscapes: mature trees, palms, hedges, lawns, pools and gardens. The village has planted more than 10,000 street trees since 1997 and is a Tree City USA. All that greenery is beautiful, and it also gives roof rats, iguanas, whiteflies, ants and mosquitoes food and shelter. The Snapper Creek Canal on the northern edge adds water, and South Florida’s wet season, from about mid-May to mid-October, keeps everything growing.
Common Pests in Pinecrest and Why They Show Up
Roof Rats
On wooded lots, roof rats can travel from tree to tree and onto the roof without touching the ground. Fruit trees, bird feeders, pet food and dense vines give them food and cover. Our rodent control combines exclusion work on the roofline, trapping and ongoing monitoring.
Signs to watch for: noises in the attic at night, half-eaten fruit under trees and droppings near the garage.
Iguanas and Other Wildlife
Green iguanas feed on flowers, shrubs and garden fruit, and University of Florida experts warn their burrows can undermine sidewalks and foundations. Raccoons and other animals also take advantage of large, quiet yards. Our wildlife service helps you take the property back.
Subterranean Termites
The invasive Formosan and Asian subterranean termites nest in moist soil, and irrigated lawns and gardens keep it moist. According to a 2026 University of Florida study, a 2016 forecast is still on course: roughly half of urban South Florida structures could be at risk from these species by about 2040.
Signs to watch for: mud tubes on the foundation, pool deck edges and garden walls.
Drywood Termites
Drywood termites nest inside dry wood, with no soil contact. Original ranch homes have older roof framing, fascia and trim, while new homes can bring in infested furniture. Large homes may have several colonies, which is when fumigation becomes the practical choice.
Signs to watch for: tiny piles of pellets on floors and windowsills.
Whiteflies
Ficus hedges are a privacy staple on Pinecrest lots, and they are a favorite of whiteflies. Their young feed on the undersides of the leaves, causing yellowing and leaf drop, and University of Florida experts warn they can severely defoliate a hedge. Our whitefly control protects hedges before they thin out.
Mosquitoes
Pool covers, birdbaths, planters and unused flowerpots all give mosquitoes places to breed, and shady yards give adults places to rest. The Aedes aegypti mosquito can breed in water no bigger than a bottle cap and bites during the day, and its look-alike, the Asian tiger mosquito, uses the same kinds of containers. Our mosquito control targets resting and breeding sites.
Pinecrest homeowners also call us about fire ants in lawns, ghost ants in kitchens, palmetto bugs, wasps under eaves, spiders in garages and lawn damage on St. Augustine grass, treated with our lawn spray service.
Residential Pest Control in Pinecrest
A Pinecrest property is often more yard than house, so our inspections cover the whole lot. We look at trees touching the roof, hedges against the walls, mulch beds, pool equipment, sheds, garages and the attic, along with the usual kitchen and bathroom checks. Older ranch homes need extra attention to roofline gaps and aging wood. New homes need a termite plan from day one.
Our residential pest control starts with that free inspection. We explain what we found and recommend a plan for the home and the grounds, from perimeter protection to rodent exclusion and landscape treatments. Regular service visits keep that protection in place, and our 110% Satisfaction Guarantee means that if the bugs come back, so will Toro, at no additional cost to you.
Simple yard habits make our work last longer. Keep mulch a few inches away from the foundation, trim trees and hedges so they do not touch the house, pick up fallen fruit, store firewood and lumber off the ground and away from the walls, and keep pool equipment areas and sheds free of clutter. On a large lot, those small steps remove many of the hiding places that rodents, termites and ants depend on.
Building or remodeling? Ask about preventive termite control during construction. It is the most effective time to protect a new structure.

Do you serve every part of Pinecrest?
Yes. We cover the entire village, from the Snapper Creek Canal and SW 88th Street on the north to SW 136th Street on the south, and from US 1 east to Old Cutler Road. Most of Pinecrest is in ZIP code 33156. We guarantee a response within 24 hours.
Why are roof rats so common on large, wooded lots?
Roof rats prefer to stay off the ground. Mature trees, palms, dense hedges and fruit trees give them food, cover and a path straight to the roof. On a one-acre lot, there are many more of those routes. We trim back the access points, seal openings in the roofline, remove the rats and monitor until the activity stops.
Can you help with iguanas eating my landscaping?
Yes. University of Florida experts note that green iguanas feed on landscape plants, flowers and garden fruit, and that their burrows can undermine sidewalks, foundations and seawalls. Our wildlife service identifies where they bask and dig and recommends ways to make the property less attractive to them.
Why is my ficus hedge turning yellow and dropping leaves?
Whiteflies are a common cause. University of Florida experts explain that the young whiteflies feed on the undersides of ficus leaves, which leads to wilting, yellowing and leaf drop, and a heavy infestation can strip a hedge. Look for tiny silvery spots under the leaves. Our whitefly control treats the plants and helps the hedge recover.
