Key Biscayne is a barrier island village with the Atlantic on one side, Biscayne Bay on the other and large parks at both ends. Toro Pest Management has protected South Florida since 1969, and on the island we plan around what makes it different: salt air, mangroves, condo towers, waterfront homes and residences that sit closed for part of the year.

Why Key Biscayne Has Its Own Pest Challenges
Key Biscayne is an island, and that shapes everything here, including pests. The village sits between Crandon Park to the north and Bill Baggs Cape Florida State Park to the south, with the Atlantic Ocean on the east and Biscayne Bay on the west. The island connects to the mainland by the Rickenbacker Causeway, which opened in 1947.
The island’s past is unusual. In the first half of the 20th century, much of the island was a coconut plantation. In 1951 the Mackle Construction Company began selling homes here, and later condominium complexes made the population grow quickly. The Village of Key Biscayne incorporated in 1991. The 2020 census counted 14,809 residents on about 1.25 square miles of land.
At the southern tip stands the Cape Florida Lighthouse, completed in 1825, rebuilt in 1846 and the oldest standing structure in Miami-Dade County. Around it, the 400-acre state park protects coastal hammock and mangrove forest. Crandon Park, about 800 acres, adds about 2 miles of beach, a marina, a golf course and the Bear Cut Preserve. Those wild areas are a big reason Key Biscayne gets salt marsh mosquitoes, biting midges and wildlife that inland cities rarely see.
Housing is the other half of the story. Key Biscayne combines oceanfront condo towers along Crandon Boulevard, gated communities, a compact shopping district along Crandon Boulevard and single-family homes, many on the water. In the 2020 census more than a quarter of the village’s 7,215 housing units were counted as vacant, a category that includes homes kept for seasonal or occasional use. A home or condo left closed for months gives pests time to settle in undisturbed.
Common Pests in Key Biscayne and Why They Show Up
Cockroaches in Condo Buildings
German cockroaches breed indoors and travel between units through plumbing chases, wall voids and trash chutes, so a problem on one floor rarely stays there. American cockroaches, or palmetto bugs, come in from landscaping, drains and parking garages. See our cockroach guide.
Signs to watch for: roaches around the dishwasher and sink, and droppings in cabinet corners.
Roof Rats
Coconut palms and other tall palms are part of the island's identity, and roof rats use them as nesting sites and highways to rooftops and balconies. Our rodent control seals entry points, removes the rats and monitors the property, including garages and storage rooms in condo buildings.
Signs to watch for: chewed fruit under palms, droppings and night-time noises in ceilings.
Iguanas
Green iguanas bask on seawalls, docks and pool decks. University of Florida experts note that their burrows can undermine seawalls and foundations, that burrows next to seawalls can lead to erosion and collapse, and that their droppings are a possible source of salmonella. Our wildlife service helps make waterfront properties less inviting.
Mosquitoes
Mangroves and coastal wetlands produce salt marsh mosquitoes, which Miami-Dade County says can travel up to about 40 miles on the wind. Around homes, the Aedes aegypti mosquito breeds in flowerpots, planters, birdbaths and boat covers. Our mosquito control treats yards, patios and resting areas.
Bed Bugs
Hotel guests, vacation renters and seasonal residents travel constantly, and bed bugs travel with their luggage. Rentals that turn over frequently should be checked between guests. Early treatment keeps one room from becoming several.
Termites
Drywood termites infest furniture, cabinetry, door frames and attics, while the invasive Formosan and Asian subterranean termites come up from the soil and can reach wood through tiny cracks in slabs and foundations. A 2026 University of Florida study found that a 2016 forecast is on track: about half of urban South Florida structures could be at risk from the subterranean species by around 2040.
Island residents also call us about biting midges (no-see-ums) near the water at dusk, ghost ants in kitchens, spiders on balconies, birds roosting on ledges and parking structures, whiteflies on hedges and lawn pests treated with our lawn spray service.
Residential Pest Control in Key Biscayne
On the island, a single plan rarely fits two homes. A high-rise condo needs attention to plumbing penetrations, balcony doors and coordination with the building. A waterfront house on Mashta Island or the bay side needs protection around docks, seawalls and lush landscaping. Seasonal homes need a schedule that keeps protection in place while the owners are away.
Our residential pest control begins with a free inspection of your home, inside and out. We find out what is there, how it is getting in and what is attracting it, and we can coordinate visits with building management, property managers or caretakers. Regular service keeps a barrier in place all year, and our 110% Satisfaction Guarantee means that if the bugs come back, so will Toro, at no additional cost to you.
Before leaving for an extended stay elsewhere, empty the refrigerator and pantry of open food, take out all trash, close drains and toilet lids, and ask someone to check the home after storms. When you return, a quick inspection catches any problem before it grows.
Buying on the island? A termite inspection before closing is a smart step, especially for older homes and furniture that is included in the sale.
Commercial Pest Control for Key Biscayne Businesses
Key Biscayne’s businesses serve residents and visitors in a small space: the Ritz-Carlton Key Biscayne condo-hotel, restaurants and shops along Crandon Boulevard, marinas, schools and many condominium associations. In a resort community, a single pest sighting can affect reviews, rentals and property values.
We provide commercial pest control for:
- Hotels and lodging, including condo-hotels and vacation rentals, with discreet bed bug and cockroach programs.
- Property management companies and condominium associations, including common areas, garages and trash rooms.
- Restaurants and food service along Crandon Boulevard.
- Retail stores and offices.
- Schools and government facilities.
Every visit is documented in a written service report. Our technicians train at the TORO Institute at our Miami headquarters, where on-staff entomologists teach food safety, sanitation, structural practices and pest management techniques.

Do you come out to Key Biscayne?
Yes. We serve the entire Village of Key Biscayne, ZIP code 33149, from the oceanfront condominiums on Crandon Boulevard to the Village Green area, Mashta Island and the bayfront streets. We guarantee a response within 24 hours.
We are away for months at a time. How do we keep pests out while the home is empty?
Closed homes and condos are quiet, dark and undisturbed, which suits cockroaches, rodents and termites. A regular service plan keeps protection in place while you are away, and we can coordinate access with your building, property manager or house sitter. It also helps to fix leaks, clear food from the pantry and have someone run the water now and then so drains do not dry out.
Our condo building has cockroaches. Can you treat just our unit?
We can, but German cockroaches move through shared walls, plumbing and trash rooms, so treating one unit alone may not last. We work with condo associations and building managers to inspect and treat the affected stack or floor and the common areas.
What are the tiny biting insects at dusk near the water?
They are often biting midges, also called no-see-ums. University of Florida researchers note that several coastal species breed in marshes and mangroves, that most bite around dusk, at night or in the morning, and that regular window screens do not keep them out. Avoiding the water's edge at those hours and using fans on porches can help.
Do you service hotels, rentals and restaurants on the island?
Yes. We provide commercial pest control for hotels, condo-hotels, short-term rentals, restaurants, shops, marinas and condominium associations, with discreet visits and written reports.
Is the inspection free, and can I speak Spanish with your team?
Yes. The first inspection is free, new customers get $25 off their first service, and our team speaks Spanish. Call 305-594-4767 or use the Free Inspection form on this page.
