Hillsboro Beach is a 3.2-mile ribbon of oceanfront condos and estates along State Road A1A, with the Atlantic on one side, the Intracoastal on the other and the Hillsboro Inlet Lighthouse at its southern tip. Many homes sit closed for part of the year, and salt air and humidity never let up. Toro Pest Management has protected South Florida since 1969, and we shape every Hillsboro Beach plan around your building, your schedule and your waterfront.

Why Hillsboro Beach Has Its Own Pest Challenges
Hillsboro Beach occupies the southern end of Deerfield Beach Island in northeastern Broward County. The town is essentially one road: State Road A1A runs its full 3.2-mile length as the “Hillsboro Mile,” with the Atlantic Ocean on the east and the Intracoastal Waterway on the west. Real estate listings describe the barrier strip as only about 900 feet wide in places. The town’s official motto is “Florida’s Magnificent Mile,” and some call it “Millionaires’ Mile.”
Its history starts at the water. The first permanent structure here was the Hillsboro Inlet Lighthouse, first lit in 1907 on the north side of the inlet. In 1922 Herbert L. Malcolm bought land next to the lighthouse and built a school, which became the Hillsboro Club hotel in 1925. The town was named for the Earl of Hillsborough, who held large Florida land grants in the British colonial era, and it was officially incorporated by the Florida Legislature in 1947.
Today Hillsboro Beach is small and highly seasonal. The 2020 census counted 1,987 residents, with a median age of 66.8, and the population roughly doubles in winter. More than half of the town’s housing units were counted as vacant, which largely reflects part-time residents. Much of the Mile is lined with multifamily buildings, most of them built before 2000, alongside large oceanfront estates, many with boat slips on the Intracoastal side. Salt spray, humidity, about 57 inches of rain a year and units that sit closed for months at a time create a pest picture you will not find in an inland suburb.
Common Pests in Hillsboro Beach and Why They Show Up
Termites in Condo Towers
Height is no protection. Formosan subterranean termites can form aerial colonies with no link to the soil when swarmers find wood and moisture inside a building, and flat roofs that pond rainwater are a known risk. University of Florida surveys found that more than a quarter of infestations in urban southeastern Florida came from aerial colonies.
Signs to watch for: mud on ceilings or walls near leaks and AC lines, and swarmers indoors in late spring.
Drywood Termites
Drywood termites fly in through open balconies and windows from March through June and settle into door frames, cabinetry, furniture and trim. Older buildings and estates with lots of wood detailing give them more to work with.
Signs to watch for: small piles of hard pellets on windowsills and floors.
Cockroaches
American cockroaches climb up from drains, garages and trash chutes, especially when a unit has been closed and water traps in sinks and floor drains have dried out. German cockroaches spread between units through plumbing chases. Our cockroach guide explains the difference.
Roof Rats
Palms, fruit trees and dense tropical landscaping give roof rats food and cover, and they reach attics and garages along branches and utility lines. Large estates with guest houses and pool cabanas have even more hiding spots. Our rodent control combines trapping, exclusion and monitoring.
Iguanas
Green iguanas are at home along seawalls, docks and beach dune vegetation. Their burrows can undermine seawalls, sidewalks and foundations, they eat flowers and fruit, and their droppings end up on docks, pool decks and patios. Our wildlife service handles removal and helps keep them from returning.
No-see-ums and Mosquitoes
Biting midges breed in wet coastal areas, bite mostly at dusk, night and early morning, and are small enough to pass through regular screens. Mosquitoes, including the daytime-biting Aedes aegypti, breed in planters, balcony saucers and pool equipment. Our mosquito control focuses on resting and breeding spots.
Hillsboro Beach residents also ask us about ghost ants in kitchens, silverfish in humid closets, spiders on balconies, whiteflies on hedges, and birds roosting on ledges and rooftop equipment.
Residential Pest Control in Hillsboro Beach
Life on the Mile usually means one of two kinds of home. In a condominium, pests travel through shared walls, plumbing stacks and garages, so the most effective work pairs treatment inside your unit with attention to the common areas. On an estate, the property itself is the challenge: a large house, outbuildings, a dock, a seawall, a pool and extensive landscaping between the ocean and the Intracoastal.
Seasonal living adds another layer. When a home sits empty for the summer, drains dry out, small leaks go unnoticed and pests move in quietly. We can schedule service while you are away and again before you return, and we coordinate access with your building staff or property manager.
If you keep a boat at a dock on the Intracoastal side, include it in your thinking about termites. A 2025 University of Florida study found that recreational boats can carry hidden colonies of invasive termites and that winged termites leaving an infested boat can start new colonies on shore. Ask your technician to look at the dock area during the inspection.
Our residential pest control begins with a free inspection. We identify which pests are present, how they are getting in and what conditions are helping them, then recommend a plan that fits your home and calendar. Regular visits keep protection in place, and our 110% Satisfaction Guarantee means that if the bugs come back, so will Toro, at no additional cost to you. For termite concerns, ask about a full termite inspection.
Commercial Pest Control for Hillsboro Beach Properties
Hillsboro Beach is almost entirely residential, so its commercial pest control needs come from the organizations that keep its buildings running: condominium associations, property management companies, private clubs, rental owners and the town’s own facilities.
We provide commercial pest control for:
- Property management companies and condo associations, with building-wide programs and board-ready reports.
- Seasonal and vacation rental properties, with inspections between stays.
- Club kitchens and food service areas.
- Government buildings and municipal facilities.
Every commercial account receives clear documentation and flexible scheduling that respects residents’ privacy. Our technicians are trained at the TORO Institute, the training facility at our Miami headquarters, where our on-staff entomologists teach food safety, sanitation, structural practices and pest management techniques.

Schedule Your Free InspectionHillsboro Beach Pest Control FAQ
Do you serve the whole Hillsboro Mile?
Yes. We serve all of Hillsboro Beach, ZIP code 33062, from the north end near Deerfield Beach to the Hillsboro Inlet, including oceanfront condominiums and the estates and docks on the Intracoastal side. We guarantee a response within 24 hours.
I am away for the summer. Can you service my condo while I am gone?
Yes. A closed condo is an easy place for cockroaches, ants and silverfish to settle in without anyone noticing. We can schedule visits while you are away, coordinate access with your building's management and report what we find, so there are fewer surprises when you return.
Can termites really infest a high-rise condo?
Yes. Formosan subterranean termites can start colonies with no connection to the ground when swarmers find wood and moisture inside a building, and flat roofs that hold rainwater are a known risk. University of Florida researchers report that more than a quarter of infestations surveyed in urban southeastern Florida came from these aerial colonies. Drywood termites can also fly directly into balconies and units.
What can you do about iguanas on our seawall and dock?
Green iguanas dig burrows that can undermine seawalls, sidewalks and foundations, and they leave droppings on docks, pool decks and patios. Our wildlife service removes them and helps you make the property less inviting, such as closing access points and changing the landscaping they feed on.
Do you work with condo associations and building managers?
Yes. We offer building-wide programs for Hillsboro Beach condominium associations and property managers that cover units, garages, trash rooms, pool areas and common spaces, with detailed reports for the board.
Is the inspection free, and do you speak Spanish?
Yes. The first inspection is free, new customers get $25 off the first service, and our team speaks Spanish. Call 305-594-4767 or use the Free Inspection form on this page.
