Bay Harbor Islands is two small islands with two very different personalities. The East Island is a walkable neighborhood of mid-century apartment buildings, condos, offices and restaurants along Kane Concourse; the West Island is almost entirely single-family homes on the water. Toro Pest Management has protected Miami-Dade properties since 1969, and in Bay Harbor we tailor every plan to which island, and which kind of building, you are in.

Why Bay Harbor Islands Has Its Own Pest Challenges
Bay Harbor Islands began as two low mangrove islands in Biscayne Bay, off 96th Street, that were mostly underwater at high tide. In 1945 Shepard Broad, an immigrant from Pinsk who had become a New York lawyer, acquired them and filled them in, financed with his own money and with down payments on lots. Businessman Benjamin N. Kane joined the venture, and the town’s main street, Kane Concourse, carries his name. The town was incorporated in 1947, and the Broad Causeway, which opened in 1951, links it to North Miami on the mainland.
Broad’s zoning plan still defines the town. The West Island, about 103 acres, allows only single-family homes. The East Island, about 150 acres, holds the business district, Town Hall, the Ruth K. Broad Bay Harbor K-8 Center and most of the town’s multifamily housing. The 2020 census counted 5,922 residents in a town of only about 0.4 square miles.
The East Island has long been known for one of the largest concentrations of mid-century Miami Modern, or MiMo, architecture in the country, with buildings from the 1940s and 1950s by architects including Morris Lapidus, Henry Hohauser and Charles McKirahan. Many of those buildings have since been replaced, and newer condominiums now stand beside the ones that remain. The older buildings are a big part of Bay Harbor’s charm, and they also come with older plumbing, original wood and many small openings.
All of it sits on filled land surrounded by Biscayne Bay. Seawalls, waterfront yards, low elevation and South Florida’s mid-May to mid-October wet season keep soil damp and humidity high. That supports cockroaches in drains and sewers, subterranean termites in the soil, and mosquitoes in anything that holds water.
Common Pests in Bay Harbor Islands and Why They Show Up
American Cockroaches
The big, reddish-brown palmetto bug lives in sewers, storm drains, crawl spaces and mulch. In older East Island buildings, it comes up through floor drains, gaps around pipes and worn door sweeps, especially at night and after heavy rain. Treating drains, utility areas and the exterior gets at the source. See our cockroach guide.
Signs to watch for: large roaches in lobbies, laundry rooms and bathrooms after dark.
German Cockroaches
Smaller and lighter, the German cockroach lives indoors and multiplies quickly in kitchens. In apartment buildings it spreads along shared plumbing walls, so one infested unit can become several. Baits, crack-and-crevice treatment and coordination with neighboring units give the best results.
Signs to watch for: small roaches near the stove and fridge and tiny dark droppings in drawers.
Drywood Termites
Seventy-plus years of spring swarms have given drywood termites plenty of chances to move into Bay Harbor's mid-century buildings. They live inside window and door frames, wood trim, built-in cabinets and furniture, with no need for soil. Single colonies can be spot-treated; widespread activity may require fumigation.
Signs to watch for: small piles of pellets on sills and floors.
Subterranean Termites
On the West Island, irrigated lawns, landscape beds and soil kept moist by the bay suit the Asian subterranean and Formosan termites. A 2026 University of Florida study confirmed that a 2016 forecast still holds: roughly half of urban South Florida structures could be at risk from these species by about 2040.
Signs to watch for: mud tubes on foundations, slabs and seawall caps.
Roof Rats
West Island homes with mature palms, fruit trees and waterfront landscaping give roof rats places to nest and paths onto the roof. On the East Island, they gather near restaurant dumpsters and building trash areas. Our rodent control combines exclusion with trapping and follow-up.
Silverfish
Silverfish thrive in damp, dark places: storage rooms, closets, bathrooms and the bookshelves of older apartments. They feed on paper, glue, fabric and starchy foods. Reducing humidity and treating hiding spots brings them under control. Read more in our silverfish guide.
Bay Harbor residents also call us about mosquitoes breeding in planters and gutters, ghost ants in kitchens, bed bugs in rental units, fleas brought in by pets, and iguanas along the seawalls.
Residential Pest Control in Bay Harbor Islands
On the East Island, most of our residential calls come from apartments and condos. We inspect the kitchen, bathrooms, closets and the places where pipes and wires pass through walls, and we check drains and the building’s exterior when we can. When a problem is coming from a neighbor or a common area, we explain what we found so your landlord or association can act.
On the West Island, single-family homes need protection from the outside in: termites in the soil and wood, roof rats in the trees, mosquitoes and ants in the yard. A free inspection covers the attic, the roofline, the foundation, the landscaping and the dock or seawall.
Our residential pest control can be a single visit or ongoing service, and our termite control handles both drywood and subterranean species. If you are buying an older unit or home, a termite inspection before closing is a smart precaution. With our 110% Satisfaction Guarantee, if the bugs come back, so will Toro, at no additional cost to you.

Do you serve both the East Island and the West Island?
Yes. We work across all of Bay Harbor Islands, ZIP code 33154, from the apartment buildings, condos and businesses on the East Island to the single-family homes on the West Island. We guarantee a response within 24 hours.
Why do I keep finding big cockroaches in my older apartment building?
Those are usually American cockroaches, often called palmetto bugs. They live in sewers, drains, crawl spaces and landscaping, and they get into older buildings through floor drains, plumbing gaps and doors without good sweeps. Treating the building's drains, sewer access points and exterior, along with sealing entry points, works much better than spraying inside one unit.
Can you treat my unit if the rest of the building isn't treated?
We can, and we will reduce the problem in your unit. But German cockroaches and bed bugs often move between apartments, so lasting results usually come from treating neighboring units and common areas too. We are happy to talk with your landlord, property manager or association about a building-wide plan.
Are termites a risk in Bay Harbor's mid-century buildings?
Yes. Many of the East Island's buildings date from the 1940s and 1950s, so their wood framing, doors, windows and built-ins have been exposed to decades of drywood termite swarms. On the West Island, irrigated yards and waterfront soil also attract the Formosan and Asian subterranean termites. An inspection tells you which species you have and which treatment fits.
Do you work with restaurants and offices on Kane Concourse?
Yes. We provide commercial service for restaurants, offices, banks, lodging and shops along Kane Concourse, scheduled around your hours and backed by written service reports for health inspections and landlords.
